Before and after roof cleaning by Clearly Amazing

Clearly Amazing cleans roofs across San Diego and Orange Counties from our office on Opportunity Road, using the soft-wash method rather than a pressure washer. That includes homes, and commercial roof cleaning and industrial roof cleaning for business properties.

What grows on a San Diego roof

The National Oceanic and Atmospheric Administration’s own explainer on the marine layer describes a temperature inversion that can trap a band of cool air along the coast “for days or weeks,” and says this is particularly seen along the coasts of Central and Southern California. In Southern California, that pattern has a nickname of its own — the agency notes that people call the early-summer version “May Gray” or “June Gloom.”

UC’s statewide guidance on algae, lichens and moss lists roofs among the moist, shady places they establish.

More than half of San Diego’s housing was built before 1980, and the median year built citywide is 1979. A house’s age tells you little about its roof, which may have been replaced since, so the free on-site estimate is where we look at yours.

Inspect

If a crew spots a problem on the roof, such as a cracked tile or a soft spot, we take a photo and pass it along to you, so you can decide what to do about it.

Clean

We apply a cleaning solution at low pressure. On thick growth that has gone untended for a long time, light brushing clears the debris so the treatment can reach the surface. We soak the surrounding plants.

Detail

It is illegal under San Diego Municipal Code §43.0304 to discharge polluted wash water from washing an outdoor surface into the city’s storm sewer system, and penalties can run up to $10,000 per day per incident. We manage the runoff path on every job, and whatever moss or debris comes down into the gutters during the work gets bagged and disposed of rather than left for the next storm to move.

When to schedule roof cleaning in San Diego

NOAA’s 1991–2020 normals for San Diego International Airport show most of the year’s rain falling in November through March, with February typically the wettest month at 2.20 inches and August the driest at a hundredth of an inch. The best time to schedule roof washing is once that rain lets up in spring.

October works well too, ahead of the wettest months. This is maintenance on a cycle, not a one-time fix, so the schedule bends around what suits you.

Commercial roof cleaning in San Diego

Our commercial roof cleaning covers business and industrial properties as well as homes, handled from the same Opportunity Road office. As with a house, the estimate is free and done on site, so we see the roof in person before we quote. If you are comparing an industrial roof cleaning company for a larger building, that visit is where the details get worked out.

Questions San Diego customers ask

How is a roof cleaned without damaging it?
For asphalt shingles, ARMA’s guidance is never to use a pressure washer. GAF, CertainTeed and Owens Corning each advise against power washing their shingles as well.

Will the growth come back?
It can. Treatment clears what is growing now, but it does not stop new growth from starting, so plan on a cleaning every few years, depending on shade.

Can I clean my own roof?
A roof that’s low-pitched, dry and easy to walk is within reach for some people to handle themselves. Worth weighing first: a wet roof gets slick fast, and a fall from a ladder or a roof edge can do real harm. For asphalt roofs, ARMA recommends that only trained professionals take on this kind of cleaning. Wash-water runoff is regulated here too, under the same municipal code covering pressure washing.

Are your crews insured?
Yes — every roof crew carries general liability and workers’ compensation, and it’s Clearly Amazing employees on the roof, not a subcontractor, with rare exceptions for highly specialized work. A certificate of insurance is available whenever you ask for one.
