Fort Myers housing, by the numbers

Fort Myers is an incorporated city in Lee County, platted in 1876 and incorporated in 1886. Most of its housing is recent: the median housing unit was built in 2001, and 53.7% of units date from 2000 or later. Detached single-family houses make up 36.1% of units, and buildings with five or more units make up 42.4%.

Give your foundation beds some room

University of Florida IFAS Extension’s statewide guidance says landscaping around a house’s foundation should sit three feet or more away, so air can flow freely around the house instead of leaving damp pockets where algae and mildew grow.

Rules that come with a Fort Myers address

Four parts of the city carry historic-district status — the Downtown District, Edison Park, Dean Park and Seminole Park. If your house sits in one of them, the city’s own Certificate of Review instructions say a certificate “is not required for ordinary repair and maintenance that does not change the design, material, or appearance of exterior elements.” Those instructions don’t name cleaning one way or the other, so if your address is in one of the four districts and you want certainty, check with the city first.

Separately, Lee County and the City of Fort Myers both limit what can reach local waters and storm drains, though neither names pressure washing specifically. Lee County’s own program states it plainly: “Lee County requires that only clean rainwater enter Lee County waters.” The city calls dumping any pollutant into a storm drain or stormwater system an illicit discharge, and says its MS4 permit prohibits it.

Inspect

We see the pool cage, lanai screens, pavers and stucco in person before we quote, since each takes a different approach than a plain driveway.

Clean

Driveways, pool decks and paver patios get full pressure, with a surface cleaner on some of them, depending on the job. Screened lanai frames, stucco and siding get a gentler, lower-pressure wash.

Detail

We soak the surrounding plants, and we manage the runoff path on every job.

When to schedule

There’s no bad month for this climate — the Fort Myers Page Field station’s own normals show June through September running 9 to over 10 inches of rain a month, against roughly 2 to 3.5 inches the rest of the year. A drier month gives a slab more time to stay dry after the wash. That said, any month works — mildew on a driveway or pool deck is a good reason to call whenever it shows up.

Areas we cover

Cape Coral, Naples and Bonita Springs are all part of this Fort Myers office’s coverage, alongside the city itself. Just outside those three? Ask — we’ll tell you plainly whether we cover your address.

Questions Fort Myers customers ask

Do you worry about where the water goes?
We manage the runoff path on every job, whether it’s a historic district or not.

Can you service Cape Coral or Naples too?
Yes — Cape Coral, Naples and Bonita Springs are all covered from this same Fort Myers office.

Will pressure washing hurt my pool cage or lanai screens?
Full pressure can tear a screen, which is why cages, screens and painted stucco get the low-pressure, product-based pass while the concrete and pavers underneath get full pressure.
