The roofs of Leesburg’s Old and Historic District
The Town of Leesburg, not Loudoun County, writes the design guidelines for its Old and Historic District, and the 2009 edition describes the roofs there in some detail. Everything in this section is about that historic core, not every roof in Leesburg.
The guidelines list the traditional roof materials in the district as standing-seam metal, slate, wood, asphalt shingles, clay tile and concrete tile. They say gable roofs are the most common form in the district for both houses and commercial buildings, that hipped roofs are common on residential buildings, and that shed roofs sit hidden behind parapet walls in the commercial area. They also say the majority of roofs in the district rise 7 inches for every 12 inches of length or more, apart from shed roofs and porch roofs. The first roof guideline is to retain original or historic roof materials.
Two more lines from the guidelines, offered as background. One says that in many cases the deterioration of roof and cornice materials is due to improper maintenance of gutters and downspouts. The maintenance appendix says to check gutters on a regular schedule to avoid clogging that can lead to moisture damage. Those are the Town’s preservation guidelines; they are not a description of our work.
On the question of approval, the Town’s page on Certificates of Appropriateness puts them on all exterior alterations in the Old and Historic District, with in-kind roof replacement among the minor alterations staff can approve. Roof cleaning does not appear on it either way, so the Preservation Planner is the person to ask about your address, before you book with us or anyone else.
What the roofing industry says about power washing
The trade association ARMA warns that an asphalt roof should never be pressure washed. GAF, CertainTeed and Owens Corning, which make asphalt shingles, steer owners away from power washing them as well. That is their guidance, not a description of our method.

Questions Leesburg customers ask
Do I need the Town’s approval to have my roof cleaned in Old Town?
The certificate page does not address cleaning, so we cannot say either way. The Preservation Planner can answer for your address.
My Old Town house has a slate or metal roof. Can you clean it?
The guidelines name slate, standing-seam metal, wood, clay and concrete tile alongside asphalt shingles as traditional roofing in the district. The ARMA and manufacturer guidance above is about asphalt shingles, so tell us what is on your roof and we will talk through it at the estimate.
Why leave a steep roof to professionals?
The guidelines say the majority of roofs in the district rise 7 inches in 12 or more. ARMA says that cleaning can make a roof slippery and that only trained professionals should walk or work on one. Wet moss makes a roof very slippery, and a fall can do real harm.
Will the discoloration come back?
It may. ARMA calls the effect of cleaning temporary and says the discoloration may recur.
Do you clean commercial roofs?
Yes. We clean roofs on commercial buildings as well as homes.
