Your community’s standards decide a lot

Chantilly is a census-designated place in Fairfax County. The written exterior standards we found belong to individual owners’ associations, and the two below are only examples of how they read. Neither describes Chantilly as a whole.

Take Armfield Farm, an association of 470 homes just north of Route 50. The association’s design and maintenance standards say replacement siding may include aluminum, vinyl or fiber cement. Swapping damaged siding for the original style, color and texture needs no application, while changes to the original siding need an ARB application. Color changes cover more than siding; the standards name doors, concrete, shutters, trim and roofing too, and repainting to match the approved color needs no application.

The same standards make homeowners responsible for maintaining the exterior of their dwellings and other structures on their lots, such as decks, fences, sheds and playground-type equipment. Among the conditions listed as violations are peeling paint and rotted wood on exterior trim, and driveways, walkways, decks or porches that are broken or deteriorated. The standards add that the list is representative, not inclusive. They do not mention washing or cleaning siding.

Those are one association’s rules for its own homes, and nothing here says your neighborhood has the same standards.

Commercial buildings in Westfields

Westfields is a business park with commercial, hotel, retail and residential properties. For commercial, hotel and retail buildings, the Westfields Business Owners Association says changes to the outside of those buildings need WBOA and ARB approval before work starts. The association’s pages do not mention cleaning or washing. Whether a soft wash counts as a change is a question for the Westfields Business Owners Association, not something we can settle.
