What kind of house you’re in
Manassas has 14,505 housing units by the Census Bureau’s latest five-year count: 44.6 percent are detached houses, 29.2 percent are attached homes such as townhouses, 22.5 percent sit in buildings of five or more units, and 1.4 percent are mobile homes. Owners live in 71.5 percent of the occupied units.
Half the city’s units have a construction year of 1985 or later, and 47.7 percent were built during the two decades from 1980 through 1999. Those numbers date the buildings. They say nothing reliable about the windows, which owners replace whenever they choose, so a look at your actual frames tells us far more than a construction year.

If your house is in a Manassas historic district
The city has three Historic Overlay Districts. The Manassas Local Historic District is the largest, at approximately 2.5 square miles with over 300 structures, covering the traditional downtown and surrounding neighborhoods. The Liberia Mansion Historic District is the 18-acre site of an 1825 brick residence, and the Mayfield Fort Historic District is an 11.5-acre single site with the foundations of a Civil War-era fort.
Within those districts, the Architectural Review Board issues Certificates of Appropriateness for construction, reconstruction, substantial exterior alteration, demolition or relocation. Its review list names items such as fences, sheds, decks, porches, awnings, lights, replacement siding or windows and exterior painting. The city’s pages don’t say whether routine cleaning needs a certificate. If your house is inside a historic overlay district and you want certainty, ask the city before we start.

Areas we cover in and around Manassas
We clean windows across the City of Manassas, including Historic Downtown, and in the Sudley area, where the Sudley Homeowners Association’s 256 townhomes date to the late 1960s. Manassas Park and wider Prince William County are covered too, all from our Sterling office.
Businesses can have storefront and office glass cleaned on a recurring schedule anywhere in Northern Virginia, and we can quote HOA or condo common areas, clubhouses included.
When to schedule in Manassas
NOAA’s 1991–2020 normals for Washington Dulles International Airport show 43.24 inches of precipitation a year, with May the wettest month at 4.72 inches and February the driest at 2.61. No month at that station is dry, so the calendar stays open.
Mild spring and fall days are pleasant for working outdoors, yet a cleaning in July or January does the same job. Book ahead of a party, a home sale, or whenever smudges start to catch your eye. Windows stay clearer with regular attention than with a big catch-up once in a long while.
Questions Manassas customers ask
My house is in the downtown historic district. Do I need approval for a window cleaning?
We don’t know for certain and would rather say so than guess. The Architectural Review Board’s list covers replacement windows and siding, and the city’s pages don’t address routine cleaning. The city can tell you before any work starts.
Can you clean our storefront on a schedule?
Yes. Recurring storefront and office window cleaning is something we do throughout Northern Virginia, and we agree on the interval with you at the estimate.
One window looks foggy inside the glass. What does that mean?
Moisture between the two panes means the unit’s seal has failed. Washing can’t reach it; the fix is a new glass unit.
Is it safe to clean my own windows?
From the ground or indoors, generally yes. Anything taller means a ladder.
