Replacing and maintaining windows in South Riding

Windows get their own page in South Riding Proprietary’s Design & Maintenance Standards, March 2023 edition, and it is written around replacement and appearance. Approval is not required to replace existing windows that are similar in type, size, style and color. It is required for adding windows or changing their size, type, style, color or tinting.

The Standards say windows should have clear glass, and that UV tinting is permitted while highly reflective tinting is not. On upkeep they say all windows must be maintained in good condition, and that a missing screen should be replaced or all the screens on that side of the dwelling removed.

Townhomes and condominiums

In the Census Bureau’s 2020 to 2024 estimates, about 45.7 percent of South Riding’s housing units are single-unit attached and about 48.6 percent are single-unit detached. For attached homes, the Standards tie windows to the approved project standards set by the Builder.

Condominiums have their own rules. Amberlea at South Riding, a townhouse-style condominium community, has 621 units, and its Policy Resolution No. 2025-01 says all unit windows and screens are to be kept clean and sanitary. The wording belongs to Amberlea and its owners. Lakeside Condominiums, with 182 units, and Town Center Condos are governed separately, so a condo owner should read that association’s own documents.
