Holiday lights in the association’s Standards

South Riding Proprietary publishes Design & Maintenance Standards, and the March 2023 edition has a short section on holiday decorations and lighting. It says: “No approval is required for holiday decorations and lighting.”

The rest of the section is a list of ground rules for any display. Exterior decorations may go up on a lot 30 days in advance of the holiday and must come down no later than 14 days after it. All decorative materials must stay within the boundaries of the lot, and any power cords that run across a sidewalk must be secured so they are not a hazard to people walking by. Music that goes with a display should be planned with the neighbors in mind and should meet County noise requirements.

These are the association’s words, printed on page 75 of that edition. The Standards also say that if they conflict with the recorded Declaration, the Declaration controls. The Standards are the association’s to revise, so the current text is the one that counts.

Condominium owners: Amberlea has its own resolution

Amberlea at South Riding is a 621-unit townhouse-style condominium community. Its Policy Resolution No. 2025-01 says approval is not required for holiday and seasonal decorations and lighting, and it sets a 30-day and 14-day window around the holiday. It adds that they must sit within the boundaries of the unit and the common element yard. Lakeside Condominiums and Town Center Condos are separate associations, so a resident of one of them should read that association’s own documents.

December at the South Riding Center

The association’s events page lists a December 2026 program at the South Riding Center: “Winterfest – Enchanted Light Stroll” on December 1 through 31 at the SRC Stage, Jingle Dash on December 5, Selfies with Santa on December 11, and “Winterfest – Market & Ice Rink” on December 12. The page gives titles, dates and places only, and dates can change, so check the events page before planning around any of them.

What the job involves

Estimate. Someone walks the property and looks at the rooflines. The estimate is free.

Install. Nothing is nailed or screwed in; clips do the holding. Installs run through December. Early fall is the ideal time to book, and a later call is still welcome, whether you have just moved in or are hosting for the holidays.

Mid-season repairs and takedown. If part of a display stops lighting before the season is over, we send a crew back to repair it. Once the season closes, the lights come down and go into our storage, leaving nothing for you to pack away.
