Before and after pressure washing by Clearly Amazing

Pressure washing Sterling, VA driveways, walkways, patios, retaining walls and breezeways is what we do, for homes and businesses across Sterling and the wider Northern Virginia and Washington DC area, from our office on Trade Center Place. If you call it power washing, Sterling, VA is covered the same way. Sterling itself is a census-designated place — the Census Bureau maps and names it, but it has no town government of its own, and it sits, unincorporated, inside Loudoun County.

What Loudoun and Fairfax counties ask of homeowners

Sterling sits inside Loudoun County, which has had its own stormwater ordinance on the books since 2003, revised most recently in October 2018, per the county’s 2019 procedure — Chapter 1096, “Stormwater Management.” Loudoun defines an illicit discharge as any release into the storm sewer system that isn’t entirely stormwater, with exceptions for things like permitted VPDES discharges and firefighting. The county’s own guidance is direct: wash your car on a grassy area, and never wash paint, concrete or other materials into a storm drain — and “vehicle and equipment wash water” is on its list of examples of illicit discharges.

In neighboring Fairfax County, a different office enforces a parallel rule. Fairfax repealed chapters 104 and 124 of its county code and adopted a new one, Chapter 124.1, effective July 1, 2024. Fairfax calls the same idea an “Illicit Discharge and Improper Disposal,” and its list of banned examples includes gray water from laundry, commercial car washes, fleet washing and floor washing. Storm drains there carry runoff straight to local creeks and streams with no treatment in between, and while individual residential car washing is currently exempt from the rule, unpermitted commercial car wash water is not.

Whichever county you’re in, we manage the runoff path on every job.

Inspect

Estimates are free and done on site, so we’ve looked at your driveway, walls and plantings before we quote.

Clean

Concrete and paver flatwork — driveways, walkways, patios — gets real pressure, and a surface cleaner joins in on some of it, depending on what the job needs. Siding, painted trim, fencing and retaining walls come down a notch, since force does the damage on those surfaces, and the cleaning product does the work instead.

Detail

We manage the runoff path on every job. We also soak the surrounding plants.

Areas we cover

We’re based in Sterling and cover it fully, along with Northern Virginia and Washington DC broadly. Coverage includes Centreville, Stone Ridge, Arcola, Dulles South, McNair Farms and Fox Mill Estates, plus Manassas Park and wider Prince William County — and near Ashburn, Brambleton, Loudoun Valley Estates, One Loudoun and Broadlands. Not on that list? Ask and we’ll confirm. We also quote commercial pressure washing for HOA and condo common areas — clubhouses, pool decks and building exteriors.

When to schedule

Warm, dry stretches make for the cleanest wash — surfaces dry fully afterward, so you can see the result right away. That’s the ideal window, not the only one: a house going on the market, an HOA letter with a deadline, or a patio that needs to be ready for a specific weekend are all good reasons to call regardless of the season.

Questions Northern Virginia customers ask

Is Sterling its own town?
No — it’s a census-designated place, which means the Census Bureau maps and names it, but Loudoun County is the government whose rules apply there.

What happens to the runoff from a wash job?
We manage the runoff path on every job, no matter which side of the county line you’re on.

Will you come out if I’m not in Sterling itself?
Yes — we work across Northern Virginia and Washington DC from this office. Tell us your address and we’ll confirm coverage.

Could pressure washing damage my retaining wall or painted trim?
High pressure can, on the wrong surface — that’s why mortar joints, painted wood and similar surfaces get a lower-pressure, product-based approach instead of raw force.

Is your crew insured?
Yes. Every crew works under our own general liability and workers’ compensation coverage, and we can provide a certificate of insurance on request.
