Before and after pressure washing by Clearly Amazing

Clearly Amazing pressure washes driveways, walkways, patios, decks, fences and house exteriors across the City of Alexandria, working out of our Northern Virginia office in Sterling. The pressure is matched to each surface: concrete can take more, while painted wood, siding and masonry are washed at low pressure with a cleaning solution. A surface cleaner is used on some flatwork, depending on the job.

If your house or walkway is brick

In the Old and Historic Alexandria District, the Board of Architectural Review’s administrative policy lists masonry paint removal and repointing among the work staff can approve, on conditions: the work must protect the existing masonry, new mortar must match the historic mortar’s color, composition, texture and profile, and staff must inspect a mock-up in the field. That policy never mentions cleaning, washing or pressure washing. It covers that district and commercial uses in Parker-Gray, not Parker-Gray homes.

So the policy does not ban washing brick, and it does not approve it either; it simply doesn’t address it. If you want a written answer for a specific project, BAR staff can give you one.

Older brick and mortar can be softer than modern materials. A narrow, high-pressure stream held too close can wear away the face of a brick or scour mortar out of the joints, and neither grows back. That is why masonry is a surface where the pressure setting matters more than almost anywhere else on a property.

What each surface around your house can take

Concrete driveways and walkways are dense and can take higher pressure, and a rotating surface cleaner gives flat concrete an even finish without stripes. Wood decking and fences need a lighter touch, because too much pressure raises the grain and leaves the boards fuzzy. Painted trim and siding are best cleaned with solution at low pressure, since a hard stream can force water behind the paint or into seams.

What the job involves

Inspect

Every surface is identified before a machine starts: brick, mortar, painted trim, siding, concrete, wood or composite decking. That decides the pressure and whether the surface gets a low-pressure wash instead.

Clean

Concrete is washed at higher pressure, with a surface cleaner on some flatwork depending on the job. Softer and painted surfaces get a cleaning solution applied at low pressure.

Detail

Everything is rinsed down, edges and corners get a final pass, and we manage the runoff path.

Areas we cover in Alexandria

We work in Parker-Gray, Old Town, Seminary Hill and Del Ray, which was part of the incorporated Town of Potomac from 1908 until the city annexed it in 1930. The rest of the city and the wider Northern Virginia area are covered from Sterling.

We also quote HOA and condo common areas, including pool decks, clubhouses and building exteriors.

When to schedule in Alexandria

July is the wettest month at Reagan National Airport, averaging 4.33 inches in NOAA’s 1991–2020 normals, and February the driest at 2.62. Rain is spread through the year, so there is no dry season to plan around.

Warm weather is the easiest time, because concrete and decking dry quickly once the rinse is done. Cooler months work too, and a walkway washed in February comes out just as clean; it only takes longer to dry. Growth comes back on any outdoor surface over time, which is why a regular cycle is easier than one big cleanup every few years.

Questions Alexandria customers ask

My house is brick. Will you pressure wash it?

Brick and old mortar are washed at low pressure with a cleaning solution rather than a hard stream. If your house is in the Old and Historic Alexandria District, the policy there does not mention washing; BAR staff can answer in writing for your address.

What about the runoff?

We manage its path on each job.

Could I rent a machine and do this myself?

A plain concrete slab is a manageable weekend project. Brick, mortar and painted wood are where rental machines cause damage, because the pressure that finally moves the dirt can also take the surface with it.
