RESIDENTIAL SERVICES

Clearly Amazing soft washes roofs across the City of Alexandria, working from our Northern Virginia office on Trade Center Place in Sterling. Low pressure, never a power washer. We work houses, rowhouses and townhouses on ground- and lift-accessible property. If you live in a mid-rise or high-rise, your building or association owns that exterior and we are not the right call. Alexandria has tens of thousands of rowhouse roofs, and those are the ones we clean.

Most Alexandria roofs are rowhouse roofs
The Census Bureau’s 2024 American Community Survey counts 81,544 housing units in Alexandria. Of those, 18,300 — 22.4 percent — are single-family attached: rowhouses and townhouses. Another 10,350, or 12.7 percent, are detached. That attached share is more than double Arlington County’s, and it is the building type that defines Old Town, Del Ray and Rosemont.
The rest of the number belongs up front too. Some 61.4 percent of Alexandria housing units sit in buildings of five units or more. On those, the association owns the roof, and the tall ones need rope access, a separate trade we are not in.
On a rowhouse the roof is one length of a continuous run carrying across party walls to the neighbors on both sides. Growth does not respect the property line: algae that establishes over one unit spreads along the run with every rain, which is why a block goes dark in sequence rather than all at once. Drainage is shared or adjacent, so what comes off your slope often lands beside somebody else’s foundation, and access is front and rear only rather than four open sides. We look at the whole run at the estimate, not just your address.
Conditions here suit the growth. Summers on the Potomac are hot and muggy, and NOAA’s normals for Reagan National put rainfall near 42 inches a year, spread evenly across the year rather than saved for a wet season. Alexandria’s canopy was measured at 32.5 percent in the City’s 2014 to 2018 assessment, so plenty of slopes spend the day in shade. That is a climate description, not an Alexandria algae study — no such study exists that we could find.
If your house is in one of the historic districts
Two of Alexandria’s historic districts carry local regulation: the Old and Historic Alexandria District and the Parker-Gray Historic District, both under the Board of Architectural Review, plus individually designated 100-year-old buildings. Inside those, a Certificate of Appropriateness is required for exterior alterations visible from a public right-of-way.
Two things in the City’s own rules are worth knowing. First, the current BAR policy for administrative approval — adopted in 2011, amended July 16, 2025 — lists roof drainage elements, gutters, downspouts and snow guards, as requiring no BAR approval. Maintaining what is already there is not a Board matter.
Second, and we will be honest about the limits of this: that policy never uses the words cleaning, washing or pressure washing anywhere in it. Ordinary maintenance is generally exempt, but washing is named in neither the exempt list nor the approval table. So we will not tell you it is permitted and we will not tell you it is restricted. The document itself says to get a written determination from BAR staff: [email protected] or 703-746-3833.
Where the City is explicit is masonry. Paint removal and repointing are regulated items, and the City’s own masonry guidance warns that harsh methods such as sandblasting or power washing can remove the hard-fired surface of the brick. That surface does not grow back, which is why we do not put a pressure washer on old Alexandria brick.

Areas we cover in Alexandria
Old Town and Old Town North, Del Ray, Rosemont, Parker-Gray, Arlandria, Seminary Hill, North Ridge, Potomac Yard, Carlyle and Eisenhower East, Eisenhower West, Fairlington and Bradlee, Parkfairfax and Beauregard, plus the wider Northern Virginia area we serve from Sterling.
Alexandria is an independent city with its own charter, so a Fairfax County mailing address near the line is not an Alexandria address. One note on the waterfront blocks as well: Old Town’s waterfront sits on landfill placed between 1749 and 1845, below the surrounding natural grade, and floods when the river passes four feet — roughly 40 days a year by the City’s own count. If that is your block, say so and we will pick a day around it.
When to schedule in Alexandria
Spring and fall are the best windows. Mild temperatures give the solution proper dwell time instead of flashing off the shingle. Rain here falls across the whole year, so there is no dry stretch to hold out for — temperature decides the ideal slot, not the calendar.
Summer and winter bookings are normal and we do them. People call because they are hosting, because the house is being listed, or because they have looked at the same streaks for two years. All good reasons, and we would rather clean your roof in August than tell you to wait.
Roof cleaning belongs on a cycle rather than being a one-time purchase. ARMA is straightforward that the effect is temporary and growth returns, which is true of every method and every company. That puts it alongside gutters and HVAC servicing as regular care of the house — every few years here, sooner under heavy canopy.
Questions Alexandria customers ask
I own one rowhouse in a run of eight. Can you just do mine?
Yes, and most of our Old Town and Del Ray work is exactly that: we clean your section and stop at the line. Neighboring sections do reseed yours over time, so a block that goes in together holds its result longer. Several have organized that way on their own.
Do I need BAR approval to have my roof cleaned?
We cannot answer that for you and would be guessing if we tried. The City’s policy does not name cleaning or washing at all, in either direction, and it tells owners to get a written determination from BAR staff: [email protected] or 703-746-3833.
Will you pressure wash my brick while you are here?
No, for the reason above: that surface does not come back. If brick or a party wall needs attention we will talk about gentle methods, and on a street-visible elevation in a regulated district we will point you to BAR staff first.
Our condo board manages a building near Potomac Yard. Can you quote it?
Only if it is genuinely ground- or lift-accessible. The towers around Potomac Yard and Eisenhower East are rope access, a specialist trade we are not in. Low-rise and garden-style buildings are worth a call.
Should I just do this myself?
On a low, walkable roof with no neighbors attached, careful low-pressure work is achievable. Weigh two things first. The U.S. Consumer Product Safety Commission estimates more than 164,000 emergency-room-treated ladder injuries a year, and on an attached house controlling the runoff is most of the actual work. ARMA’s position is that this be left to trained professionals.
