Ground-floor glass rules in three overlay districts

SeaTac’s municipal code sets ground-floor glass standards for development in three overlay districts. This comes from archived copies of the code, which may have been amended since. In the City Center Overlay District, windows “shall cover at least sixty percent (60%) of the public street facing ground floor building wall area” for buildings with a ground-floor retail, commercial or service use. The same section says “At the first floor building level, darkly tinted, mirrored or reflective glass shall not be used.”

In the South 154th Street Station Area Overlay District, the code says windows “shall cover at least sixty percent (60%) along the primary pedestrian street and fifty percent (50%) along the secondary pedestrian street” on ground-floor facades with retail, commercial, office, service or public uses. The Angle Lake Station Area Overlay District sets a seventy-five percent minimum for its District Center. All of this describes standards for development in those districts, not storefronts that already stand.
