Before and after soft washing by Clearly Amazing

Clearly Amazing soft washes siding, trim, brick and other exterior surfaces in Springfield, Virginia, with crews based at our Northern Virginia office in Sterling. Soft washing is a low-pressure method: a cleaning solution does the work instead of a hard spray, which is why it suits finishes that high pressure can scar, gouge or force water behind. Estimates are free and done in person at the house.

What settles on your siding

On March 20, 2026, the Fairfax County Health Department published its outlook for the season: in Northern Virginia, tree pollen had started in early March and was expected to peak in April and May. The same item said grass pollen would increase in late spring and early summer, followed by ragweed and other weeds in late summer and early fall. That was a forecast for 2026, not a description of every year, and it covered the region rather than Springfield alone.

Pollen is only part of it. Dust, soil splashed up by rain, spider webs, exhaust residue and, on shaded walls, mildew and algae all collect on a house’s exterior. They show up first under the eaves, around light fixtures and on the sides of the house that stay damp longest after a storm.

Shade from trees keeps some walls damp longer than others. Fairfax County’s 2017 i-Tree study estimated that tree canopy covered 51.2 percent of the county. By leaf area, its leading species were tulip tree, red maple and American beech. The study measured the county as a whole and says nothing about algae or mildew, and it can’t tell you how much shade falls on your own walls.

What the job involves

Look. We go around the house with you and note what each surface is made of, whether vinyl, fiber cement, painted wood or brick, and where the staining is heaviest.

Wash. Both the solution and the rinse are applied at low pressure. We soak the surrounding plants; if a particular shrub or bed tight against the wall matters to you, say so during the walk-around.

Report. If we spot a problem such as cracked siding or loose trim, we photograph it so you can see it too.

Areas we cover in Springfield

We soft wash homes across Springfield from our Sterling base. Several nearby neighborhoods use Springfield mailing addresses. Saratoga, a community of 690 single-family homes according to its association, lists ZIP code 22153 and is in the Newington CDP by Census geography. Newington’s association takes in four subdivisions: Woodmere, Newington Glen, Newington Place and Newington Station. Orange Hunt Estates has a civic association of its own and a Springfield address. We also quote HOA and condo common areas, such as clubhouses, pool decks and building exteriors.

When to schedule in Springfield

Late spring and early fall are ideal for soft washing: the weather is mild, the house is about to be on show for the warm months or for the holidays, and the solution has pleasant conditions to work in. Any other time is fine too. Book it before a family event, before photos for a listing, or when the green streak under a gutter finally gets on your nerves. Soft washing is regular maintenance for a house exterior, on a par with clearing gutters or servicing the air conditioner, and siding that is washed on a schedule is easier to keep clean each time.

Questions Springfield customers ask

Is soft washing just for pollen?

No. It is for whatever has built up on the surface: pollen, dust, dirt, mildew and algae. The low-pressure approach is what sets it apart from pressure washing, not the kind of grime it removes.

Will it hurt my landscaping?

We soak the surrounding plants. If you have something unusual growing right against the foundation, show us at the estimate.

Can it be used on brick?

Yes. Brick, stucco, vinyl, fiber cement and painted wood are all surfaces where low pressure and a cleaning solution are a better fit than a high-pressure wand.

Are your crews insured?

Yes. We employ our own crews, and each one has general liability and workers’ compensation coverage.
