Before and after window cleaning by Clearly Amazing

Washougal sits where the Columbia River Gorge opens up, with a downtown built around Reflection Plaza and neighborhoods climbing the hillside toward Mount Norway. We handle window cleaning for homes and businesses across the city — glass, frames, screens and tracks, inside and out — working out of our Vancouver office on NE 146th Street. Two things about Washougal set the job: the winters are long and wet and the summers are bone dry, which decides how often glass needs doing, and the housing runs from brand-new to genuinely old, which decides what the job looks like on your house.

When Washougal glass actually gets dirty

The rain here is winter-loaded. The nearest long-run gauge, across the Columbia at Troutdale, shows the National Weather Service pattern for this area plainly: nearly 90 percent of the year’s 40-odd inches falls between mid-October and mid-May. Through those months the glass is rinsed and re-spotted over and over, so a clean does not hold as long. Then July arrives with about half an inch of rain for the whole month, and nothing rinses the glass again until fall. Whatever settles on the pane in June is still there in September unless someone takes it off.

That is why most Washougal homes settle into a twice-a-year rhythm: once after the wet season ends, once before it starts. Sitting at the mouth of the Columbia River Gorge, Washougal also takes the Gorge’s cold east winds and the occasional freezing rain through winter, which is a good argument for getting the glass clean in October, before that weather sets in.

What we find on Washougal windows

Washougal’s housing is a real mix. The median home was built around 1999 and close to half the stock has gone up since 2000, so a lot of houses here carry modern sealed double-glazing that cleans up easily. But nearly one home in six predates 1960, especially the older streets down toward downtown and Reflection Plaza, and those carry their own considerations.

Wooden frames and sills are common on the older houses. Grit sitting in the track holds moisture against the timber, and in a climate this wet that is where rot starts. Clearing tracks on those homes is not cosmetic.

Failed seals. Some of the older double-glazed windows around Washougal — especially the pre-1960 stock near downtown — have a cloudy band trapped between the two panes. That is condensation sealed inside a broken unit, not grime on the surface, and no amount of cleaning touches it. We flag it plainly the moment we see it rather than scrub at glass that was never going to come clean.

Storefront and low-rise commercial. The ground-floor glass along Main Street and around the Pendleton outlet and the new Hyas Point waterfront benefits from a regular schedule more than an occasional deep clean — frequency beats intensity on retail glass.

What the job involves

Inspect

We walk the exterior first — glass, frames, hardware — and flag anything cleaning cannot fix: a failed seal, mineral scale that will not lift, a screen that is more hole than mesh. You know what to expect before we start.

Clean

Every pane, inside and out, frames and sills wiped down, tracks scraped clear. That matters more on the older houses near downtown, where wood sills sit right under the track and trapped grit holds moisture against the wood. Screens come off, get washed, and go back on.

Detail

One more pass over every pane before we go, and we leave the sills, porch and driveway the way we found them.

Areas we cover in Washougal

Homes and businesses across the city — downtown around Reflection Plaza and Main Street, the Washougal Waterfront and Hyas Point, the hillside neighborhoods through Lookout Ridge, Granite Highlands and toward Mount Norway, and the newer builds along Washougal River Road. We do commercial storefront and low-rise office on a recurring schedule; ground- and ladder-accessible work, no high-rise rope access.

When to schedule in Washougal

Early summer, once the wet season has passed, is the slot that holds longest. The rain that keeps re-spotting the glass is done, the panes are dry, and a clean then carries through the rainless months.

October is the useful second slot — after the fall leaf drop and before the winter rain and the Gorge’s east winds arrive, so the glass goes into the cold months clean.

Other times work fine, and people book them for real reasons: before hosting, before photographs, or simply wanting a clear view through a gray stretch. We will tell you where you are in the season when you book, so you can pick the timing that suits you. Winter is a good time to book too — if you want the windows sharp for the Lighted Christmas Parade and Tree Lighting at Reflection Plaza in early December, or you just want a clear view during the gray months, we are glad to fit you in.

Questions Washougal customers ask

How long does a clean actually hold up here?

That comes down to when you book more than anything else. A pane cleaned right after the wet season breaks can still look sharp well into fall. Clean the same pane in the middle of January and a Gorge storm can spot it again within days. We will tell you honestly where you sit in that cycle when you call.

Do you handle the storefronts around Reflection Plaza and the Pendleton outlet?

Yes — ground-floor retail glass along Main Street is a regular part of our route. Businesses there tend to do better on a repeating schedule than an occasional deep clean, since street-level glass picks up dirt fast.

Are screens part of the job?

Always. We pull them, wash them, and put them back — skipping that step just means the next rain washes whatever is sitting in the screen straight back onto the glass you just paid to have cleaned.

Can you work around a specific date, like the Christmas parade?

Yes. If you want the windows looking good for Reflection Plaza’s Lighted Parade in early December, a holiday gathering, or any other date, tell us when you call and we will fit the visit in ahead of it.
