Roof projects on the school district’s bond pages

The Beaverton School District’s 2022-2028 bond site lists roof work at several schools inside Beaverton. A district news post dated August 25, 2023 says that at Fir Grove Elementary “crews completed a roof upgrade project to fix leaking and other issues.” Five Oaks Middle School’s roof replacement is listed as completed, and a June 13, 2024 post said the school “will begin crucial roof and seismic upgrades”. The Southridge High School gym roof replacement is also listed as completed, while Chehalem Elementary’s roof replacement is marked “Scope & Schedule Under Development”.

Those are the district’s own labels for replacement and repair work, and statuses can change. They are not about cleaning, and they name no cleaning company.

Moss, in Oregon State University’s words

An OSU Extension article from February 2023, reviewed in 2025, calls moss on roofs “inevitable” in the moist Pacific Northwest. A February 2024 OSU newsroom article adds “moss also needs shade to grow.” Both are general statements for Oregon. Neither is about Beaverton roofs in particular, and neither names a company.

Advice from the shingle trade

Never pressure wash an asphalt shingle roof, warns the Asphalt Roofing Manufacturers Association (ARMA). ARMA encourages the use of professionals for cleaning shingles; it says cleaning can make a roof slippery. Owens Corning, CertainTeed and GAF, three shingle manufacturers, advise against power washing asphalt shingles. Trained professionals, ARMA says, are the only ones who should walk or work on a roof. ARMA also says roof algae discoloration may recur.

Roof rules in the Development Code

Section 60.05.15.2 of the Beaverton Development Code says “All roofs with a slope of less than 4:12 pitch shall be articulated with a parapet wall” and goes on to set the parapet’s height and detailing. For new buildings larger than 20,000 square feet, it sets options for roof areas with a slope of 2:12 or less, including a reflective roof, an eco-roof and a rooftop terrace. Those are design standards in the code. They do not speak to maintaining or cleaning a roof.

Roof patching on the City’s grant list, and an older survey

The City’s Maintenance Grants page lists “Roof Patching or Replacement” among the repairs that “may be eligible” for a grant under its Building Improvement Program. Roof cleaning is not on that list.

The 1985 National Register nomination form for the Beaverton Downtown Historic District says the district’s pedestrian-oriented commercial buildings “are of masonry construction with flat roofs and parapets”. The form dates from 1985 and says nothing about how any roof looks now.
