What Ashburn Village’s roofing rules say

The roofing section of the Ashburn Village association’s guidelines, updated June 24, 2025, is about matching what is already there. Replacing existing roofing with the same material, color, configuration and pitch needs no AERC approval, the association’s own approval process. Any change to material, color, configuration or pitch needs prior approval. When a roof is replaced, the whole structure has to be reroofed at one time, and partial re-roofing is not permitted unless the additional or replacement roofing exactly matches the existing roofing.

Roof streaking, in one association’s words

The Courts and Ridges of Ashburn addresses roof discoloration directly. Its architectural guidelines, revised July 2024, state that black streaking, other discolorations and algae growth have shown up on its roofs, and they suggest algae-resistant shingles when a roof is replaced. The same page requires an application and approval for a total roof replacement, none for a repair that exactly matches the existing color, material and style, and it doesn’t permit metal or white, silver-white or frosted roofs.

That is what one association wrote about its own roofs. It is not a statement about every roof in Ashburn, and we can’t tell you what is on yours until we see it.
