Which holiday lighting rules apply at your address

Ashburn is an unincorporated place in Loudoun County with no municipal government of its own, so there is no town code to look up. If your community has a homeowners association, its written guidelines are where to look, since an HOA is the group that oversees enforcement of a development’s private covenants. The published examples below differ from one another, and each one applies only to the community that wrote it.

Ashburn Village. The association’s Architectural and Environmental Guidelines, adopted by its board on June 24, 2025, say December exterior decorations may go out as early as November 15 and stay up until January 15 of the following year. They also say everything in a display must sit within the boundaries of the resident’s own lot. The same document lists seasonal holiday decorations among what it calls fourteen-day violations. Separately, its exterior-lighting section, which covers fixtures and permanent lighting, says no exterior lighting shall be directed outside the applicant’s property.

The Courts and Ridges of Ashburn. This association’s architectural guidelines, revised July 2024, say seasonal and holiday decorations cannot go up earlier than forty-five days before the holiday and must come off the exterior of houses within thirty days after it.

Neighboring communities. Broadlands and Brambleton are separate from the Ashburn Census place, but both publish something on the subject. Broadlands’ ARC modification guidelines, revised March 29, 2018, say seasonal decorations go up no more than 30 days before the holiday or occasion and come down within 30 days after. Brambleton’s Community Inspections page names holiday decorations among the things its inspections look at.

Repairs and takedown. A strand or section that goes dark partway through the season gets a repair visit from us. After the season, the display comes down and goes into our storage.
