Siding materials in Beaverton’s design standards

The Beaverton Development Code lists siding in its design standards for compact detached housing. One listed feature is “The use of different exterior siding materials.” The materials named include horizontal lap siding, vertical cedar siding, beveled siding, shingles, stucco, brick and stone. This is rule text for one housing type, so it says nothing about what any existing house is made of.

Materials in the downtown design code

The Downtown Design District chapter states its intent as “To promote the use of high quality, durable, and attractive materials that exhibit a sense of permanence”. Its materials table marks vinyl siding and exterior insulation finishing systems as prohibited materials, and it lists stucco among the materials it classes by building type. The standards apply to development projects inside the Downtown Design District boundary. They do not mention cleaning.

What Murrayhill’s guidelines allow for siding

The Murrayhill Owners Association’s Design Guidelines say “Siding materials typically approvable for use within Murrayhill include lap siding”. The list that follows goes on to cedar and man-made lap, “synthetic stucco”, vertical cedar siding, brick and stone. They are one community’s rules, and they are silent on cleaning siding.

Stucco in a National Register survey of downtown

The 1985 National Register form for the Beaverton Downtown Historic District describes one commercial building as “constructed of brick and concrete block that has been covered with stucco”. Other entries in the form also mention stucco siding. The form describes buildings as they stood in 1985, not as they are now.

Siding repair on the City’s grant list

“Siding Repair” is among the repairs that “may be eligible” on the Maintenance Grants page of the City’s Building Improvement Program. Cleaning siding does not appear on the list.

When Beaverton’s housing was built, by the count

By the Census Bureau’s 2024 five-year estimates, Beaverton’s 42,771 housing units have a median year built of 1987. Units from 2000 or later number 12,373 (28.9 percent), those from 1980 through 1999 number 14,331 (33.5 percent), and those before 1980 number 16,067 (37.6 percent). Years built say nothing about what covers a wall or how old the siding is.
