Before and after soft washing by Clearly Amazing

Mountain Park, a Lake Oswego neighborhood the City’s Historic Resources Advisory Board describes as 2,735 homes on 600 acres, has written moss and algae into its home maintenance standards. In the edition dated April 1, 2020, the Mountain Park Homeowners Association’s Standards for Home Maintenance say “Dwellings and other structures must be clean and free of moss and algae.” The same document gives 45 days, counted from a Notice of Violation, for a problem under that standard to be remedied. Those are one association’s words for its own neighborhood. They are not the City’s, and they are not ours.

Siding, stucco and other exterior surfaces on homes and commercial buildings throughout Lake Oswego get soft washed by Clearly Amazing crews out of our Portland / Tigard office. The wash uses low pressure and eco-friendly products.

What Lake Oswego’s preservation rules say about cleaning a landmark building

The City’s Landmark List “currently includes 72 properties located throughout the City.” For those properties, the City’s Landmark Homeowner’s Guide puts high pressure water washing of masonry and building surfaces on its list of alterations that are “typically denied.”

The Community Development Code’s historic preservation section, LOC 50.06.009, says in the August 2023 Internet Archive copy that surface cleaning of structures “shall be undertaken using the gentlest means possible,” if appropriate. That phrase is one of the City’s criteria for reviewing alterations to landmark properties. It does not describe a product, and it does not describe how we work, so we will not tell you a soft wash meets it. Which properties are on the list is for the City to say.

A federal note on cedar siding

The USDA Forest Products Laboratory posted a Lab Note on September 15, 2014 about maintaining cedar siding. It says “As wood ages, mildew (mold) and algae begin to grow on the surface.” That note is about cedar siding and is national guidance. It says nothing about Lake Oswego houses, and it does not name a company.

Shade and algae in the Pacific Northwest

The moss page on Oregon State University’s Solve Pest Problems site, updated May 28, 2026, lists “walls, sidewalks, and patios” among the places algae grows in shady locations. It is written for the Pacific Northwest generally. It says nothing specific to Lake Oswego, and it names no company.

The year-built picture, in counts

The Census Bureau’s 2024 five-year estimates count 18,140 housing units in Lake Oswego, with a median year built of 1982. An estimated 3,626 were built in 2000 or later (20.0 percent), 6,093 between 1980 and 1999 (33.6 percent), and 8,421 before 1980 (46.4 percent). Those are counts of when housing units were built. They do not tell you what a house is clad in or how old its exterior is.
