Soft Washing in Fairfax, VA
RESIDENTIAL SERVICES

Clearly Amazing soft washes siding, brick, trim, fences and decks in the City of Fairfax, sending crews from our Northern Virginia office on Trade Center Place in Sterling. Soft washing cleans with a solution applied at low pressure instead of a high-pressure stream, which makes it a good match for finishes that pressure can damage. The trees around your house
The city’s 2023 tree canopy assessment calls Fairfax “a six square mile jurisdiction.” Based on 2021 imagery, it measured 1,618 acres of tree canopy, covering 40% of the city’s land area. Residential land, taking single-family and multifamily together, made up 48% of the city’s land area, held 60% of its canopy and contained 71% of the area still available for planting. As of that report, the city had been a Tree City USA recipient for 36 years.
The city also looks after more than 8,000 public trees along streets and sidewalks and in parks and open spaces. Its planting seasons run from March 15 to May 31 and from September 15 to November 30, with priority given to native species that are low maintenance and drought tolerant.
Why that matters for a house exterior is general, not specific to Fairfax. Walls and roof slopes that sit in shade dry more slowly after rain, and slow-drying surfaces are where mildew and algae most often take hold. Leaves, pollen and bits of bark also land on siding and railings and stay there until something washes them off.

What the job involves
Walk the house. We go around the exterior with you and note each surface, whether vinyl, painted wood, brick or composite decking, along with where the staining is.
Wash. Cleaning solution and rinse water both go on at low pressure. We soak the surrounding plants; show us anything planted close to the house that you are particularly careful about.
Share. If we spot a problem, such as a split board, we take photos and pass them along to you.
Areas we cover
We work throughout the City of Fairfax, including the Mosby Woods neighborhood, whose first section was dedicated in 1961. Country Club Hills, a community of 320 homes on the north side of Old Lee Highway, is on our list too. So is the Old Town Fairfax Historic Overlay District at the center of the city. We also quote HOA and condo common areas like pool decks, clubhouses and building exteriors.
The city and the county share a name, which confuses people. According to the state’s charter record, Fairfax was incorporated as a town in 1874 and became the City of Fairfax by court order in 1961. The Census Bureau treats it as its own county-equivalent, separate from Fairfax County. Send us your address and we’ll confirm coverage either way.
When to schedule
Late spring and early fall are ideal times for soft washing, with mild weather and a house that’s about to be on show for summer gatherings or the holidays. Other times work too, for reasons that are entirely your own: a listing, a visit from family, or a green streak under a downspout you’d rather not look at anymore. Growth comes back over time, so soft washing is best treated as part of a house’s regular upkeep.
Questions Fairfax customers ask
Is soft washing safe for my siding?
It’s designed for surfaces like siding. The cleaning is done by the solution, and the pressure stays low throughout.
Do you protect my landscaping?
Yes. We soak the surrounding plants.
Can you clean my driveway on the same visit?
Concrete and pavers are pressure-washing jobs. Ask about them at the estimate and we can quote both services together.
Can I do it myself?
Low fences and decks, yes. Second-story siding means a ladder.
Is the work insured?
It is. Our crews are our own employees, and we carry general liability alongside workers’ compensation.
