Pollen sets the schedule here
Fairfax County’s own health department publishes the calendar, and it is the most useful scheduling information a homeowner in this area can have: tree pollen begins in early March and peaks through April and May. Grass pollen follows in late spring and early summer, then ragweed and other weeds arrive in late summer and early autumn.
The tree pollen is the part that matters for glass. Virginia pine is one of the common species in the Northern Virginia canopy and it releases the heavy yellow-green pollen that coats everything for a few weeks each spring. It is not a film you can wipe through — wet it and it turns to a paste that smears across the pane.
The practical consequence is simple. A clean done once the tree pollen has finished, usually from late May, holds for months. That is the slot to book if you want the longest-lasting result. Plenty of people also have us out during the season itself — before hosting, before photographs, or simply because they would rather look through clean glass in spring than wait for June — and that is a perfectly good reason. We will just tell you what the pollen is doing at the time so you can pick the timing that suits you.
The other thing on Fairfax glass: tulip poplar drip
Tulip poplar is among the most common trees in the Fairfax County canopy, and in early summer it produces a problem most people never trace back to the tree. Aphid activity in the canopy produces a fine sticky honeydew that drifts down onto whatever sits below — cars, patio furniture, and the windows on that elevation.
It is not dirt and it does not respond to plain water. It needs to be dissolved rather than wiped, and left alone it collects dust and turns into a gray film that looks like the glass itself has gone cloudy. If you have a window that mysteriously films up every June and there is a tall straight-trunked tree with tulip-shaped leaves above it, that is your answer.
What we find on the older streets
Roughly 57 to 59 percent of housing in the City of Fairfax dates from 1940 to 1969, and that era of window carries its own considerations.
Wooden frames and sills are common through Country Club Hills and Mosby Woods. Debris sitting in the track holds moisture against the timber, and in a climate with 43 inches of rain and humidity in the seventies that is where rot starts. Clearing tracks on those homes is not cosmetic.
Storm windows and older double-glazing. Plenty of mid-century houses here still have exterior storms, which means more surfaces per opening than a modern unit. Worth knowing when you are comparing quotes — a house with storms is genuinely more work than one without.
Failed seals. On original or first-replacement double glazing, the haze between the panes is a failed seal and cleaning does nothing for it. We will point it out rather than clean around it and let you think the result was disappointing.
Newer construction around Farrcroft, built 1999 to 2003, is the easier end — modern sealed units, better hardware. The complication there is the HOA, which runs a strict set of exterior covenants.
Areas we cover

Ground-accessible and lift-accessible only; high-rise rope access is a specialist trade we are not in.
Worth clarifying, since the name is genuinely confusing: the City of Fairfax is an independent city under Virginia law, about 6.3 square miles, legally separate from the surrounding Fairfax County. We work throughout both.
When to schedule
Late May or early June is the best single slot in Fairfax. Tree pollen has finished, grass pollen has not yet peaked, and the result holds.
October is the second. After the worst of the autumn leaf and seed drop, before winter. Clean glass and clean frames going into the wet, cold months means winter rain runs over something neutral.
March and April are peak tree pollen. Glass cleaned then will not stay clear as long, so if the goal is one clean that lasts, late May is the better booking. If you want them looking their best during spring itself, we are happy to come out — a lot of people do exactly that.
Questions Fairfax customers ask
How long will they stay clean?
Cleaned from late May onward, several months. Cleaned during peak tree pollen in March or April, a shorter stretch before the next dusting settles. Timing matters more than technique in this area, which is why we will tell you where you are in the pollen calendar when you book.
Do you do screens?
Removed, cleaned, and refitted, included. Screens matter more here than in a drier climate — pollen loads into the mesh and then washes back onto the glass with the first rain, so cleaning the pane without cleaning the screen undoes itself.
Can you get the sticky residue off?
Usually, yes — that is the tulip poplar honeydew described above and it dissolves rather than wipes. If it has been building for several seasons and collected dust it can take two passes.
Do you do interiors?
Yes, and it is worth doing both together. Once one side is clean the other becomes obvious.
What about the windows above the two-story section?
Standard on the colonials through Mosby Woods and Farrcroft. Usually reachable from a ladder or pole. We will look at access at the estimate and say plainly if something needs equipment we would rather not improvise on.
Can you come before a party rather than on a schedule?
Yes, and that is a good chunk of what we do. If the date falls during peak tree pollen we will let you know, and if it matters we can time the visit as close to the event as possible so the glass looks its best on the day.
