What a 1992 Corporate Center document says about roofing
The Lansdowne Conservancy’s Corporate Center design guidelines, issued July 1, 1992, cover the commercial part of the development. Their roofing section says: “Roofing shall not be reflective or light in color. Asphalt shingles are not permitted.” That is a rule for Corporate Center lots, meaning commercial property, in a document from 1992. A Conservancy committee summary mentions “Design Guidelines as amended July 2016,” and the current text may read differently.
If you look after a commercial building in Lansdowne, roofs are part of what we clean.
Upkeep under the 1998 declaration
Section 7.2 of the Conservancy’s declaration, attached to a 1998 amendment, makes each lot owner responsible for upkeep and says an owner may hire a third party to do it. The pages we read do not spell out how that maps onto one home in a sub-association, and the wording may have been amended since 1998. For condominium buildings, Lansdowne Woods of Virginia’s website says its individual associations manage their buildings’ operations and maintenance.
The housing count, and what it does not tell you
The Census Bureau’s 2020–2024 survey estimates for Lansdowne, a Census-designated place, list a median build year of 2005. They show 3,498 of the 4,908 housing units going up between 2000 and 2009, and 88.6 percent built in 2000 or later. Those are counts of housing units. They do not tell us the age or condition of any roof, and we do not read them that way.

What the roofing industry says
On asphalt shingles, the Asphalt Roofing Manufacturers Association (ARMA) says an asphalt roof should never be pressure washed. The three shingle makers GAF, CertainTeed and Owens Corning steer owners away from power washing. Those are the trade group’s and manufacturers’ words, not a description of what we do.

When to schedule
Milder days suit roof work, and other times work too, for a sale, guests coming or a stained slope. We treat it as ongoing maintenance, in the same category as gutters. ARMA describes the effect of cleaning as temporary, with discoloration that may recur.
Questions Lansdowne customers ask
Does “asphalt shingles are not permitted” mean my Lansdowne roof cannot be asphalt?
We cannot say. That sentence comes from the Conservancy’s 1992 Corporate Center guidelines, which are written for commercial lots, and we have not seen the rules of any residential association.
Why leave a roof to professionals?
According to ARMA, cleaning can leave a roof slippery, and only trained professionals should be walking or working on it.
Will the discoloration come back?
Possibly. ARMA describes the benefit of cleaning as temporary and notes that it may come back.
Do you clean commercial roofs?
Yes. Commercial buildings are part of what we clean, along with homes.
