What the Conservancy’s guidelines list for commercial buildings

The Lansdowne Conservancy posts its guidelines for the commercial part of the development, the Corporate Center, dated July 1, 1992. They name brick, stone, architectural concrete block, granite, metal, glass block and ceramic tile among the preferred building materials. Plain concrete block, corrugated steel, plywood, aluminum siding, vinyl siding and used brick are listed as not permitted. That is a Corporate Center list from 1992, and a Conservancy committee summary names “Design Guidelines as amended July 2016,” so we cannot say how today’s text reads. It is written for commercial lots, and we are not going to guess what your house is clad in.

The same document tells each owner, lessee or occupant of a lot to keep the premises, buildings, improvements and appurtenances in a “safe, clean, neat, and sanitary condition.” It adds that each improvement should be kept in good condition and repair and adequately painted or otherwise finished. We do commercial soft washing in Lansdowne, as in the rest of Northern Virginia.

Trees, woods and water in the community

Lansdowne on the Potomac’s own website describes “serene wooded areas” alongside the Potomac River and Goose Creek. The Conservancy’s declaration says no sound trees may be removed from any lot without the Covenants Committee’s prior written approval, subject to the design guidelines and approved plans. That is a rule about removing trees, dated 1998 in the version we read, and it says nothing about cleaning. Loudoun County reports that tree canopy covers 45 percent of the county, based on 2023 aerial imagery. That is a countywide number, and we have no canopy figure for Lansdowne itself.

What the job involves

Check the surfaces. At the estimate we check which surfaces are on the building, whether that is siding, stucco or something else, and what is growing or built up on them. Should the crew find damage, photos of it come to you.

Wash softly. Low pressure and eco-friendly products do the work.

Look after the surroundings. The plants around the building get soaked, and we manage the runoff path.
