Storefront glass in the downtown McLean guidelines

Fairfax County’s release of September 14, 2023 said the Board of Supervisors endorsed new design guidelines for downtown McLean on September 12, covering “streets, lighting, and the areas adjacent to buildings within the McLean Commercial Revitalization District.” The guidelines’ chapter on building frontage says that for non-residential uses “The facades of ground floor uses should have entry doors and be primarily transparent, generally comprising 60 percent or more of the ground floor facade.” The same chapter names the McLean Commerce Center on Chain Bridge Road as an existing example of design features such as arcades, colonnades and low walls. The county says developers are “encouraged to abide by these Guidelines,” which makes them design guidance for new development, not a description of the storefronts standing today.

Windows in three communities’ paperwork

For major alterations, the McLean Crest Homeowners Association’s guidelines (Version 2, dated June 14, 2023) say “New windows and doors should match the type used in the initial construction of the applicant’s house.” That line concerns replacing windows.

The McLean Mews Homeowners’ Association’s Home Improvements page lists “Replacement windows, provided that they comply with our preapproved designs” among improvements “automatically approved in advance without the need for written application.” The page describes itself as a summary that “is not an official document.”

The McLean Hamlet Community Association’s Architectural Control Committee, in its criteria for reviewing applications to change a home’s exterior or build a new one (headed “As of August, 2019”), requires exterior materials to be of high quality and says, “This includes exterior doors, windows, exterior walls, roofing material, soffits, and trim.”

Divided wood sash in the Langley Fork district

Langley Fork’s historic overlay guidelines, from the county, describe windows on the district’s historic and contributing buildings as “typically regularly spaced, rectangular, with divided wood-sash windows.” They also list residential window and door replacements among the projects that need no review or permit approval from the Architectural Review Board. The document is labelled a January 2026 Final Draft and covers that district only.

Census context

In the Census Bureau’s 2024 five-year estimates, an estimated 1,673 of McLean’s 17,833 housing units, about 9.4 percent, are in buildings of five or more units. The estimates count units and do not describe the buildings’ windows.
