A community’s line on shingle roofs
Version 2, dated June 14, 2023, of the McLean Crest Homeowners Association’s Architectural Guidelines and Standards has an item headed “Shingle Roofing.” It says, “Roofs shall be maintained and kept in good operating condition. Shingle roofs should be periodically cleaned if staining or discoloration is observed.” It adds, “Only asphalt shingle roofing is permitted.” The document’s roofing exhibit specifies “Architectural Asphalt.” The shingle roofing item is one community’s guideline for its own members, and it names no method or interval.

Cedar, asphalt and gables in three more documents
Two roof types turn up in the painting resolution that the McLean Mews Homeowners’ Association’s board adopted on January 16, 2020: “air vents on cedar roofs” appear in its definition of trim, and “air vents on asphalt roofs” in its definition of metalwork. McLean Hamlet’s Architectural Control Committee, in its guidelines for reviewing applications to alter an exterior or build a new home (headed “As of August, 2019”), requires high-quality exterior materials and lists roofing material among them. In the Langley Fork Historic Overlay District, the county’s design guidelines say the historic resources “are nearly universally topped with gable roofs (front, side, or cross-gable).” That document carries a January 2026 Final Draft label.
Where the county’s property code mentions roofs
In its section on structural stability, Fairfax County’s Code Compliance page says the maintenance requirement “also extends to systems that protect the home, such as roofing, gutters, flashing, windows, doors, exterior covering etc.” That line does not mention cleaning.
Asphalt shingles: what the manufacturers’ association says
The Asphalt Roofing Manufacturers Association (ARMA) says a pressure washer should never be used to clean an asphalt shingle roof. Owens Corning, CertainTeed and GAF, makers of asphalt shingles, each advise against power washing them. Because the cleaning process may make a roof slippery, ARMA encourages anyone attempting to clean shingles to use a professional. Separately, because walking, climbing or working on a roof is dangerous, ARMA recommends that only trained professionals do so. ARMA adds that the discoloration may recur.
