Before and after window cleaning by Clearly Amazing

Clearly Amazing cleans windows for homes and businesses across La Center, working from our Vancouver office on NE 146th Street. Interior and exterior, screens and tracks included. La Center is a small river town on the East Fork Lewis River, ringed by pasture and forest, and that river-valley setting puts things on your glass that a house in a denser suburb does not have to deal with.

A river-valley town leaves its mark on glass

La Center sits low, at about 105 feet, right on the East Fork Lewis River, with the county’s Legacy Lands wetlands at the La Center Bottoms next to downtown and pasture views from Sternwheeler Park. That setting is part of the charm and part of the reason windows here need attention. Black cottonwood grows in stands along the East Fork, and its seed “fluff” drifts on the wind, settles on sills, and loads into window screens, then washes back onto the glass with the next rain. Cleaning the pane without cleaning the screen just undoes itself.

The wet season does the rest. The nearest long-run weather station, at Battle Ground, records more than 52 inches of rain a year, with November, December and January each over seven inches and July and August under one. So from late fall through spring the glass is rinsed and re-spotted over and over, while the long dry summer lets whatever settled on the pane simply sit there until October.

What we find on La Center windows

La Center is a young, fast-growing town — the population has climbed by nearly a third since 2020, and most of the new housing has gone up north of the East Fork. About 90 percent of homes here are single-family, the median one built around 1998, so a lot of houses carry modern sealed double-glazing that cleans up cleanly.

New construction still needs a first clean. Builders’ residue — stucco splatter, label adhesive, a fine mortar haze — sits on the glass of a brand-new house and does not come off with a household squeegee. On the newer streets through Southview Heights and the subdivisions north of the river, that first professional clean is often what the glass actually needs.

Failed seals. On older double-glazing, the haze between the panes is a failed seal, not dirt, and cleaning does nothing for it. We point it out rather than clean around it and let you think the result was disappointing.

Screens and tracks. In a river-valley town with cottonwood along the East Fork, the screen is where debris collects. We take them out, clean them, and refit them, because a clean pane behind a loaded screen does not stay clean.

What the job involves

Inspect

We look over the glass, frames and hardware first, and tell you up front about anything cleaning will not fix — a failed seal, deep mineral etching, or a screen past saving.

Clean

Exterior and interior glass, frames and sills wiped down, tracks cleared, and screens removed, cleaned and refitted — which matters more here than in a drier, still-air suburb, because the screen holds the cottonwood fluff that otherwise washes straight back onto the pane.

Detail

A final pass on every pane, and the work area left as we found it.

Areas we cover in La Center

Homes and businesses across the city and its edges — downtown along 4th Street near Sternwheeler Park and Holley Park, the newer neighborhoods through Southview Heights and north of the river, out toward Timmen Landing, and the homes near Paradise Point and the East Fork Lewis River. We handle ground- and ladder-accessible residential and light commercial glass; no high-rise rope access.

When to schedule in La Center

Early summer, once the wet season has passed, is the slot that holds longest. The rain that keeps re-spotting the glass is done, the panes are dry, and a clean then carries through the rainless months of the year.

October is the useful second slot — after the leaf and seed drop, before the winter rain sets in, so the glass goes into the wet months clean. Most La Center homes do well on this twice-a-year rhythm, once after the wet season and once before it.

Other times work fine and people book them for real reasons — a house being listed, a new build that needs its first clean, or simply wanting a clear view through a gray stretch. We will tell you where you are in the season when you book so you can pick the timing that suits you.

Questions La Center customers ask

How long will they stay clean?

Cleaned in early summer, several months, because no rain is re-spotting them. Cleaned in the middle of the wet season, a shorter run before the next storm settles on the glass. Timing matters as much as technique here, which is why we tell you where you are in the season when you book.

Do you clean the windows on a brand-new house?

Yes, and it is one of the most useful cleans we do. Construction leaves adhesive, splatter and haze that a household squeegee smears rather than removes.

Do you do screens and both sides?

Screens are removed, cleaned and refitted, included, and interior and exterior are worth doing together — once one side is clean the other becomes obvious.

Can you come out to a place outside town?

La Center runs rural quickly, and we work the surrounding area as well as the city. Give us the address and we will tell you plainly what the access looks like.
