La Mesa Boulevard and the Village

The City’s history page describes “its quaint downtown area on La Mesa Blvd. more commonly referred to as ‘The Village.'”

The City’s Allison Avenue page calls Allison Avenue the primary entrance to the civic center. Its Walkway of the Stars page says “Located between the Allison Avenue municipal parking lot and La Mesa Boulevard, the walkway was renamed ‘Walkway of the Stars’ in 2003.” The City’s Historic Landmarks list includes the Old Post Office Building at 8393-95 La Mesa Boulevard and the La Mesa Depot at 4695 Nebo Drive. The City says San Diego Transit Bus Route 852 “provides direct access to both the Grossmont and La Mesa Village Trolley stations.”

What the City’s rules say about storefront windows

In the sign code, for business frontages in the commercial and industrial zones it lists, the maximum area for temporary window signs is “forty percent of the total window area for each window or glass door located on the business frontage.” The same section says “an additional window sign area of up to seventy-five percent coverage is allowable for purposes of seasonal or holiday window decorations, not to exceed forty five days in any calendar year.” Those are limits on signs and decorations. They say nothing about cleaning glass.

The City’s Design Guidelines for Properties in the Mixed-Use Overlay Zone, dated October 2003, say “At least 50 percent of the ground floor façade of a commercial building should be devoted to transparent windows and/or doors.” The document says its guidelines are for projects in the Mixed-Use Overlay Zone, and that the City’s General Plan designates El Cajon Boulevard, University Avenue and La Mesa Boulevard as “Mixed-Use Urban.”

The municipal code’s commercial-zones chapter lists “broken windows or doors” among the “conditions that represent lack of proper property maintenance.” That is the City’s wording about upkeep.

Storefronts at holiday time

The La Mesa Village Association’s events page says “La Mesa Blvd. twinkles with sparkling lights and the local businesses dress up their storefronts for the community to enjoy.” Its contest page congratulates a winner of the 2025 Holiday Storefront Decorating Contest.

How a window job goes

Estimate. The estimate is free and given on site.

Wash. Windows get eco-friendly products, whether the building is a shop or a house.

Photos. A cracked pane, or anything else that looks off, is photographed by the crew and the pictures are sent to you.

Inspect

We look over the glass, frames, and hardware first, and tell you up front about anything cleaning will not fix — a failed seal or deep mineral etching.

Clean

Exterior and interior glass, frames and sills wiped down, tracks cleared, and screens removed, cleaned, and refitted.

Detail

A final pass on every pane, and the work area left as we found it.
