Most Lorton windows are the same age
Lorton is an unincorporated community in southern Fairfax County, between I-95 and Route 1, with 20,072 residents at the 2020 Census across about 5.4 square miles, and its residential character was set in a hurry. Laurel Hill dates to 2003 and was largely finished by 2006, with 731 homes built by Pulte and Centex. Lorton Station went up in the early-to-mid 2000s beside the VRE stop, and Laurel Highlands between 2003 and 2007.
Laurel Hill is the piece with the history. It occupies the former grounds of the D.C. Workhouse and Reformatory, opened as the Occoquan Workhouse in 1910 and run as a prison until 2001. Fairfax County bought the site and turned it into parkland, a golf course, schools and the Workhouse Arts Center; the historic district was listed on the National Register in March 2006, and 165 apartments were later built inside the old reformatory building at Liberty Crest.
A housing stock of one generation has two effects at the glass. The first is that the glazing is overwhelmingly large sealed insulated units rather than small divided panes, so the job is governed by reach and access — stair glazing, entry transoms, rear elevations that drop away on sloping ground — rather than by counting lights.
The second is less comfortable. Sealed units do not last forever, and when a whole neighborhood was glazed inside a couple of building seasons the failures surface across it together. A permanent haze between the two panes that will not wipe off from either side is moisture inside a failed seal, not dirt, and no cleaning method reaches it. Homes near the Occoquan and Pohick Creek
Lorton has more water frontage than most places we work. The Occoquan River forms its southern boundary with Prince William County, and the ground runs from sea level at the river up to just over 200 feet along Furnace Road. Pohick Creek runs nearby, with a USGS gauge along Pohick Road, and Laurel Hill sits partly inside that watershed. Occoquan Regional Park and Pohick Regional Park both put public shoreline within reach.
At ground level that means a lot of houses backing onto water, parkland or wooded common ground. Tree canopy covers more than half of Fairfax County according to the county’s 2017 i-Tree analysis, with tulip poplar, red maple and American beech dominant by leaf area. Red maple sends its samaras down heavily in April and May, and they wedge into window tracks and sill corners rather than blowing off. Tulip poplar can drip aphid honeydew in early summer, which is sticky on glass in a way dust is not.
There is no Lorton-specific dataset behind any of that — no neighborhood canopy survey, pollen count or rainfall record. NOAA’s 1991–2020 normals put annual precipitation around 41.8 inches at Reagan National and 43.2 inches at Dulles, in USDA hardiness zone 7b. County-level is the honest resolution, and your own back yard tells you more.

One plain limit. We work houses and townhouses. Lorton carries a meaningfully larger share of apartments and condominiums than most communities around it, concentrated near the VRE station and at Liberty Crest, and on a building like that the exterior glass is the association’s or the manager’s responsibility rather than a resident’s. We are glad to quote for a board. Everything we do is ground- and lift-accessible; high-rise rope access is a trade we are not in.
When to schedule in Lorton
Early summer, from about June, is the longest-lasting clean. Fairfax County describes the regional pattern as tree pollen from late February peaking through April and May, with grass following. Waiting until the maple samaras have finished falling means the tracks stay clear for months rather than filling the week after we leave.
Late fall is the other one, and it pays to be patient with it. Poplar and maple are down by mid-autumn but beech holds its dead leaves late, so a clean in November catches more of the year’s litter than one in early October. The first frost generally arrives in the second half of October, though the almanac sources for Fairfax County disagree by a couple of weeks.
Outside those two, book whenever it suits you. People call us in March for a listing photograph, in December before family arrives, and in August because they have finally had enough of looking at it. Those are all real reasons and all of them end with clean windows. We will just tell you where the season sits so you know how long it should hold.
Questions Lorton customers ask
There is a haze between the panes that will not come off either side. Can you clean it?
No. That is a failed seal on an insulated unit, with the moisture inside the sealed cavity where nothing external reaches. It is a glazing repair, not a cleaning job. We see more of it around Lorton because so many of these units went in during the same few years.
Our whole street was built by the same builder. Can several of us book together?
Yes, and it is worth asking. Identical houses mean the same access setup and the same equipment, so scheduling neighbors on one visit is straightforward. One person can call with the addresses.
I own a condo near the VRE station. Can you do mine?
We can clean the inside of your glass, and anything reachable from your own ground-level patio. The building’s exterior elevations are the association’s or the manager’s call, so that request has to come from them. If you sit on the board, ask us for a quote covering the whole building.
Our house backs onto parkland. Do we need it done more often?
Generally yes. More canopy means more leaf litter, more seed, more pollen loading into the screens and more damp on the glass in the mornings. The right interval is whatever keeps the glass looking the way you want, which on a wooded lot is usually a little tighter.
How often should we have this done?
Most Lorton households settle on twice a year and treat it as looking after the house, on the same footing as gutters or an HVAC service, rather than an occasional purchase.
