Two kinds of window in one town
Only about 2.2 percent of Leesburg homes were built before 1940, and almost all of them sit in or near the Old and Historic District — roughly 365 acres bounded by North and Union Streets, Morven Park Road and Harrison Street. The National Register listing describes construction there running from 1757 to the present, in Georgian, Greek Revival and Classical Revival styles.
What that means at the glass is pane count. A Georgian or Greek Revival sash is divided into many small lights, so a single opening on a house in the historic core can carry twelve or sixteen separate panes, each with its own edges and corners to detail. Add exterior storm sash, which plenty of older Leesburg houses still carry, and the number of surfaces per opening doubles again. A 2,000-square-foot house in the old core is genuinely more work than a 3,000-square-foot house elsewhere in town, and any quote that ignores that is guessing.
The rest of Leesburg is the opposite problem. With a median build year of 1993 and another 22 percent of the housing stock going up between 2000 and 2009, neighborhoods like Potomac Station, Exeter, Kincaid Forest, Woodlea Manor and Raspberry Falls are built around large sealed insulated units — few panes, but big ones, often in two-story stair halls and entry foyers with fixed transoms above them. There the constraint is not pane count, it is reach and access.
So we count openings and look at access rather than measuring square footage. It is the only way to give the same honest number to a Georgian townhouse in the old core and a 1990s colonial in Kincaid Forest.
Storefront glass in a county seat
Leesburg is the county seat of Loudoun County, which gives it a working downtown rather than a purely residential one, and several distinct commercial districts on top of that. Ground-floor retail glass is a frequency problem, not an intensity one. A storefront that gets touched every week by customers and street spray does not need a harder clean, it needs a shorter gap between cleans. When to schedule in Leesburg
Across the Virginia Piedmont, tree pollen generally runs from late February into June and peaks through April and May. Glass cleaned once that has settled down, so from about June onward, tends to hold its result the longest, and that is the slot to pick if what you want is one clean that stays clean.

Why does my Old Town house cost more than my friend’s bigger house in Exeter?
Panes. Divided sash windows in the historic core have many small lights per opening, and storm sash doubles the surfaces again. The bigger house has fewer, larger panes. Square footage is a poor guide to window work here.
I own a contributing building in the historic district. Do I need Town approval?
For exterior alterations in the Old and Historic District, a Certificate of Appropriateness is required before work begins — that is the Town’s process, not ours. If you are looking at sash repair, replacement or repainting rather than cleaning, talk to the Town of Leesburg’s preservation staff first. We are not in a position to tell you what their guidelines require, and we would rather you hear it from the people who administer them.
Do you clean the screens?
Yes, included. They come out, get washed and go back. Cleaning the pane and leaving the screen loaded means the first rain carries a good part of it straight back onto the glass.
Can you reach the glass over the two-story foyer?
Usually, and it is one of the most common requests we get from the 1990s and 2000s neighborhoods. We look at access at the estimate and tell you plainly if something needs equipment we would rather not improvise with.
Can you do our storefront on a regular schedule?
Yes, and for retail that is the arrangement that actually works. Weekly, every two weeks, or monthly depending on the frontage and the foot traffic.
