Why one slope of your roof is streaked and the rest is clean

The dark vertical staining is Gloeocapsa magma, a cyanobacterium that everyone in the trade calls an algae. It feeds on the limestone filler in asphalt shingles, establishes where a surface stays damp longest, and gets carried downslope by rain, which is what draws the streaks. It spreads fastest on shaded slopes, north-facing planes and anything under tree cover.

That is where Chantilly’s subdivision layouts come in. These streets were laid out after 1980 with curves rather than a grid, so the same builder model sits at a different compass orientation on every lot. Two identical houses four doors apart carry different growth on what is nominally the same elevation, because on one that plane faces north and on the other it faces the afternoon sun. Add the shade a taller roof section throws over a lower one, plus trees grown up over the roofline since, and that is the whole explanation for why your roof looks like that and your neighbor’s does not.

The climate does the rest. This is a humid subtropical region with warm, wet summers, and NOAA’s normals for the station at Dulles Airport, next door, put annual precipitation near 43 inches. Across the roofing trade the mid-Atlantic is consistently named one of the higher-pressure regions for it.

What roof cleaning will not fix

Cleaning removes growth. It does not remove age, and saying so at the estimate saves a disappointing morning. A roof that has lost granules and gone patchy and pale is worn, not dirty. Soft washing takes the staining off and the worn shingle underneath looks exactly as it did. If your roof is on its original covering and shedding grit into the gutters, that is a conversation about a roof rather than about cleaning one.

Growth type matters too. Algae staining is a surface film and comes off readily. Lichen is crusty, gray-green, often circular, and grips into the shingle mat, so it can need a second pass and sometimes patient hand work. Moss on a slope that never dries out is a third thing, holding water against a surface designed to shed it. We will tell you which you have before quoting.

Anything belonging to a roofer rather than to us gets flagged before solution leaves the tank: lifted or missing shingles, tired flashing, decking soft underfoot, a split vent boot. On consequence, the honest position is that the industry treats this staining as a discoloration problem. It looks bad and it holds moisture on a surface built to shed it. Nobody can put a defensible number on how many years it costs a roof, and if someone quotes you one, they invented it.

Inspect

Ground level first, then closer. We identify what is growing, since algae, lichen and moss want different dwell times, and we look at the covering before deciding whether cleaning is even the right recommendation.

Clean

The Asphalt Roofing Manufacturers Association recommends a low-pressure application of a bleach-and-water solution, a dwell period of roughly fifteen to twenty minutes, then a thorough rinse at low pressure, and it warns never to use a power washer on an asphalt shingle roof. That is exactly what we do, at roughly garden-hose pressure, with the beds soaked to protect them. ARMA also recommends that only trained professionals engage in such activity.

My roof is only fifteen years old. Should it be streaking already?
Yes, and it commonly does. Algae growth is about moisture, shade and time on the surface, not about a roof wearing out. A newer roof on a shaded north slope streaks sooner than an older one in full sun. It is a very common Chantilly pattern.

Will the streaks come off completely?
On asphalt shingle, usually, in one treatment. Heavier growth and lichen sometimes want a second pass, and we would rather say so at the estimate than surprise you. What will not change is shingle that has aged and lost granules.

Could I not just rent a pressure washer?
Please do not point one at the roof. Pressure strips granules off asphalt shingles, and GAF, CertainTeed and Owens Corning all advise against power washing them. A wet, sloped, treated surface is also genuinely hazardous underfoot, and that risk is a bigger part of this job than the cleaning.

What happens to the plants under the eaves?
They get soaked to protect them, which dilutes runoff well below what established planting objects to. Where there is specimen planting, new turf or a vegetable bed under a treated slope, say so at the estimate and we will cover it rather than rely on soaking alone.

Can you clean the gutters at the same time?
Yes, and on a roof carrying real growth that is the sensible order. The killed material lands somewhere, and if the gutters are already full it lands on top of a blockage.
