Patios, decks and walls in the Historic District Overlay
The Town’s Historic District Overlay Guidelines have a section on site features, with a part on hardscaping. For contributing properties it says to retain historic paving and to replace damaged hardscaping with materials that match the original. Hardscape less than a foot tall, measured from original grade, is exempt from the certificate of appropriateness process, though zoning rules govern how much hardscape goes where. For noncontributing buildings, decks and patios one foot or less in height are exempt unless they have foundations, railings or walls taller than a foot. Those lines are about altering and replacing. None of them mentions washing or cleaning.
The guidelines’ cleaning language sits in their maintenance recommendations for contributing buildings. For walls, they recommend cleaning wall surfaces “using the gentlest means possible” and avoiding power washing, and, if a wash is required, a light wash with warm water at no more than 300 psi. The same wording repeats for foundations, chimneys, trim and storefronts. The wall section also points owners to National Park Service Preservation Briefs, including ones on cleaning historic masonry and on the dangers of abrasive cleaning.
The Town labels these entries recommendations for the owners of contributing buildings, and it says Town staff and the Historic District Review Board base their review of certificate applications on the guidelines. They do not cover every house in Herndon, and whether a particular property falls under them is the Town’s to say. The Town’s guidelines say the district was renamed the Herndon Historic District Overlay in 2020, and some Town pages still say Heritage Preservation District.
The 1917 fire and a 2024 sidewalk plan for Elden Street
A fire on March 22, 1917 destroyed much of Herndon’s downtown, including 16 businesses and two homes, and the Town’s history page says downtown was rebuilt with brick and stone instead of wood. That is history, not an inventory of what stands today. The guidelines’ storefront section says many of Herndon’s original commercial buildings were lost in that fire, which makes the surviving historic ones particularly important.
In April 2024, WTOP reported that the Town was planning new sidewalks along the south side of three blocks of Elden Street near downtown, widening them from about 3 to 3.5 feet to 5 feet and changing them from concrete to brick, which the Town’s deputy director of community development called the “downtown standard.” The plan also included brick crosswalks, and the article said construction would ideally start within two to three years.

Areas we cover in and around Herndon
A Herndon mailing address does not settle whether a property is inside the Town. The Census Bureau’s public address lookup, run on a handful of commercial and public addresses, placed five addresses on Worldgate Drive, from 12900 to 13100, inside the Town. It placed addresses at the Franklin Farm Village Center in the Franklin Farm census-designated place, and McNair Elementary School and Dulles Station Boulevard in the McNair census-designated place, all with Herndon postal addresses. A single address is a single point, so a neighborhood can straddle a line. We work on both sides of it. McNair Farms and Fox Mill Estates are on our list, and the Fox Mill Estates Homes Association describes its community as being in Oak Hill.
Picking a time for the wash
Warm, dry days let flatwork dry fully, so you can judge the result right away, and that makes them the ideal window. Other times work too. A note from your association or a Saturday you want the patio ready for are both fair reasons to book when they come up.

Who pressure washes houses and driveways here?

Does my homes association care if I have the patio washed?
Only your association’s documents can say. The Fox Mill Estates Homes Association’s public FAQ says a landscaping project that builds a walkway, retaining wall, patio or fence needs an application, and that replacing damaged portions of an exterior feature does not. It does not mention washing. That is one community’s page and does not speak for any other association.
