Where the Town Code mentions roofs

None of the passages below is about cleaning a roof. They concern building heights, rooftop equipment, roof design features and roof repair or replacement.

In the RS-16, RS-12.5 and RS-10 zones for single-unit detached homes, the dimensional tables list a building height maximum of 35 feet and a maximum of 2.5 stories. For principal structures, § 18-212 measures height “from the average finished lot grade at the front of the principal building to the highest point of the roof.” Those are zoning maximums, not measurements of any existing house.

The commercial and mixed-use districts have tables of their own. The Avenue Center District along Maple Avenue lists a maximum building height of 42 feet, or 35 feet within 95 feet of a residential property, while the Church Street District lists 35 feet, or 50 feet for municipal parking structures, and the Corporate Park District lists 45 feet, not including rooftop equipment. These are zoning maximums too.

For multi-unit, commercial and public buildings, the Code says rooftop equipment “shall be placed as close to the middle of the roof as possible” and “shall be fully screened from view from the right-of-way and adjacent properties.” That is about where equipment sits on a roof.

Roof lines in the Church Street overlay

The Church Street Vision Incentive Overlay, § 18-236, lists design features that include “First-story roofs shall have a minimum slope of 6:12” and “Mansard roofs are not permitted.” The overlay treats them as features an owner or developer offers voluntarily and the Town accepts in exchange for bonus incentives, so they apply in connection with development, construction or reconstruction in that district.

Roofs in Windover Heights

In the Windover Heights district in northwest Vienna, § 18-840 lists cases where a Certificate of Appropriateness “shall not be required,” and one reads: “Repair or replacement of a roof on an existing building or accessory building even if different colors or materials are used. However, any change to the existing roofline or profile of the roof shall require a certificate of appropriateness.” That exception is about repair and replacement. The section does not mention cleaning. It applies to that district only.

Changing a roof’s height and the Town’s project list

The Town’s Residential Projects page lists “Changes to the existing roof height” among the residential projects it covers, and says Fairfax County serves as the building official and reviews structural, mechanical, electrical, plumbing, fire and health-related requirements before issuing permits. The page’s project list does not mention roof cleaning.

Photos

If the crew spots a problem on the roof, it is photographed and the pictures go to you.

Clean

The cleaning is done with low pressure and eco-friendly products, and we soak the surrounding plants. Where growth is heavy and unmaintained, we brush lightly to remove the debris so the surface can be treated.

Clear

When the roof is done, we clear the gutters.

Vienna roof cleaning questions

Does cleaning a roof in Windover Heights need a certificate?
The district’s code sections never mention cleaning, so we can’t say either way.

Do you clean commercial roofs?
Yes. Commercial roofs are part of the work, next to residential ones.

Do the roof crews carry insurance?
Yes. General liability and workers’ compensation both apply, and our crews are our own employees.
