What the Conservancy’s declaration says about upkeep

The declaration the Conservancy posts comes with a 1998 amendment, and its individual-upkeep section puts the burden on each lot owner. If an owner falls short, the Conservancy’s Board can send notice and, once the notice period has passed (thirty days unless the notice sets a shorter one), have the work done at the owner’s expense. The section also lets an owner hire a third party to handle the upkeep. The pages we read do not say how “owner” applies to a single home inside a sub-association, and later amendments may have changed the wording.

Neither that declaration nor the Conservancy’s 1992 Corporate Center guidelines says anything about roof gutters or downspouts, as far as we read them. The 1992 guidelines do ask each owner, lessee or occupant of a commercial lot to keep buildings and improvements in good condition and repair.

Lansdowne on the Potomac’s own website says it consists of 2,155 homes. Census Bureau survey estimates for the whole Lansdowne CDP, covering 2020 to 2024, put the median year built at 2005 and count 4,908 housing units, 1,556 of them detached houses and 1,310 attached. Those are counts, not a picture of what is sitting in anyone’s gutters.

At Lansdowne Woods of Virginia, the community’s own site says each condominium association looks after its own building. We also quote commercial buildings and HOA or condo common areas.
