Roofing language in two Camas communities’ documents

The Green Mountain Phase 1 covenants require roofs of “minimum thirty-year architectural composition shingle in black,” or a substantially similar color the Architectural Control Committee approves. The Fourth Amended Declaration that the Lacamas Shores HOA posts, executed in 1990, says “Shake, cedar shingles, ceramic tile or other materials as approved for roofs are required.” It adds that “No roof shall be replaced with other than like material and color without prior written approval.” These are roofing-material covenants for two communities, and neither roofing passage mentions cleaning.

What asphalt shingle makers say

ARMA, the trade association for asphalt roofing manufacturers, warns never to pressure wash an asphalt shingle roof. GAF, Owens Corning and CertainTeed each advise against power washing the asphalt shingles they make. ARMA “encourages the use of professionals” for roof cleaning, because the process “may make the roof slippery.” In ARMA’s view, walking, climbing or working on a roof is dangerous, and only trained professionals should do it. On its algae page, ARMA says roof discoloration may recur.
