What the Parc Bethany roof guideline says

Parc Bethany HOA, whose site describes a community of 146 homes in the northeast corner of Washington County, publishes a “Roof Materials and Design” guideline. It says “Routine roof repairs that do not involve replacement of roofing material do not require Architectural Committee approval,” and that roofs “must be maintained in good condition, including prompt repair or replacement of damaged, deteriorated, or missing materials.” The guideline is silent on cleaning and on moss.

Those are Parc Bethany’s words for its own homes. They are not a rule for the rest of Bethany, and anything the association has adopted since is its to say.

Moss on roofs, from OSU Extension

OSU Extension’s roof moss article, from February 2023 and reviewed in 2025, calls trimming nearby trees “so more sunlight reaches the roof” the most effective long-term solution. The article is general guidance for the Pacific Northwest. It is not about Bethany roofs, and it names no company.

Rooflines on North Bethany’s Main Street

The County’s North Bethany Subarea Plan (November 2024 edition) asks for “roofline articulation” on Main Street buildings, with a gable, dormer, offset or other roof-form element at least every 30 feet on street-facing elevations. It is a design standard for new buildings in the plan’s Main Street area. It says nothing about roofs already in place, and nothing about cleaning them.

Bethany’s homes, by the Census count

For the Bethany area, the Census Bureau’s 2024 five-year release shows about 8,113 detached one-unit homes, or 67.3 percent of the units.

How we clean it

Estimate

Free estimates are done on site.

Clean

Low pressure is used on the roof, along with eco-friendly products, and the plants around the house are soaked. Heavy, thick, unmaintained growth gets light brushing, which removes debris so the surface can be treated. Roof problems the crew finds get photographed, and you see the photos.

Clear

Gutters get cleared once the roof work is done. We manage the runoff path.
