Window Cleaning in Hillsboro, OR
RESIDENTIAL SERVICES

Clearly Amazing cleans windows for homes and businesses across Hillsboro, working from an office on SW 74th Avenue in Tigard. Interior and exterior glass, frames, sills, tracks and screens. Hillsboro is not one kind of place to work in: the glass in Orenco and AmberGlen sits in recent, densely built streets, and Downtown is the original city core on its historic 400-foot blocks. The buildings are close together in one and old in the other, and both of those decide how a window gets reached.

In Orenco and AmberGlen your windows face the next building
Hillsboro grew hard and recently — somewhere over 37,000 residents in 1990, 91,611 in 2010, 106,447 in 2020 — and a good share of that arrived as dense, planned development rather than spread-out subdivision.
Orenco is the clearest example. It began as a company town for the Oregon Nursery Company and is now transit-oriented mixed-use development strung along the MAX Blue Line. AmberGlen, whose community plan was adopted in 2010, is a regional activity center near the OHSU and Oregon Institute of Technology campuses. Tanasbourne, to the northeast, is a retail and office corridor with housing woven through it.
Two things follow for the windows. The first is light. A pane looking at a wall fifteen feet away gets less direct sun and less direct rain than one on an open lot, so it stays damp longer through the wet months and holds pollen and dust longer than a pane in full sun.
The second is access. Hillsboro sits at 148 feet on genuinely level ground — there is none of the hillside drop that makes a two-story house effectively three stories at the back. What replaces it is width. Side yards between closely spaced homes and townhomes leave a narrow footprint for a ladder, sometimes over a fence line, a heat pump or a planted bed. That is worth settling at the estimate rather than on the day, which is why we walk the perimeter before quoting in these districts.
Downtown is different again. The original core is laid out on roughly 400-foot blocks, with older buildings and street-facing storefront glass at ground level — traffic film, hand marks and frames painted many times over, best handled on a schedule rather than one-off.

The south and west edges were farmland until recently
Hillsboro’s summers are dry and its winters are wet. The wettest stretch runs November through March; August averages a high near 81°F and January a high near 46°F. So from roughly June to October, nothing washes a window here except somebody choosing to.
That is the season when the newest parts of the city show up on the glass. South Hillsboro and the Witch Hazel Village area are the city’s newest residential ground, brought in from farmland on the south and southwest edge. Open ground, active building sites and flat terrain for the wind to carry across add up to more airborne grit through the dry months than a fully planted street sees. On a house within sight of open ground or ongoing construction, the summer film is thicker and arrives faster, and it sits there until October unless somebody washes it off. A September clean is worth more on the growing edge than on a mature street, and we will say so when we price the job.

Areas we cover in Hillsboro
Hillsboro’s Comprehensive Plan organizes the city into named community and district plan areas rather than neighborhood associations, and we work across them: Downtown, Orenco and Orenco Station, AmberGlen, Tanasbourne, Witch Hazel, South Hillsboro and Reedville, along with the surrounding Washington County area.
We also take commercial work — storefront glass Downtown, and low-rise office and retail frontage around Tanasbourne and AmberGlen, on a recurring schedule where that suits. Ground-accessible and lift-accessible only. High-rise rope access is a specialist trade and not one we are in.
When to schedule
Late May or early June is the strongest single window. The wet months are over, tree pollen has finished dropping, and you get the clearest glass of the year heading into summer.
Late September is the other one, and for a lot of Hillsboro houses it is the more practical of the two. Cleaning before the November rain sets in means the winter’s water runs over clean frames and clean sills instead of picking up a summer of dust and carrying it down the pane. If you are only doing this once a year, take September.
Every other month is a good month to book, and people do — in December because they are hosting, in February because the low winter sun has made every mark visible from the couch, in July before photographs are taken for a listing. Clean glass is clean glass whenever you have it done.
Questions Hillsboro customers ask
My townhouse windows are a few feet from the neighbor’s wall. Can you still reach them?
Usually, and it is normal work in the newer districts. What decides it is footing, not height — level ground for a ladder and enough width to set it at a safe angle. We check that at the estimate and say plainly if a pane needs equipment we would rather not improvise.
There is construction near us. Is it worth cleaning now?
Yes, if you want to be able to see out, and no if your only goal is for it to stay perfect. Both are fair positions. On the growing edge of the city we would generally suggest booking after the dry season rather than in the middle of it, and we will say so rather than sell you two cleans.
Do you do screens and tracks, or is that extra?
Included as standard on residential work. On commercial storefront the scope is usually glass and frames, so tell us what you want covered and we will quote it rather than assume.
Will you clean in the rain?
In light rain, yes — it makes very little difference to the finished result, and in Hillsboro a no-rain policy between November and March would mean not working. Heavy rain or real wind, no, on safety grounds, and we will move the appointment rather than take chances on a ladder.
