Loudoun County maintains an official directory of communities and homeowners associations, which tells you how the eastern half of the county was built. Ashburn is not a patchwork of individually developed streets but a set of large master-planned communities, each with an active association: Ashburn Village, which opened in 1987 and covers more than 1,500 acres with over 5,000 residential units; Ashburn Farm; Brambleton; Broadlands; One Loudoun; Loudoun Valley Estates, around 744 homes off Loudoun County Parkway; and the gated Belmont Country Club.

Two things follow. The first is how the work usually starts. In an older, mixed neighborhood a homeowner books a wash because they noticed green on the north side of the house. In Ashburn, a good deal of the time, someone else noticed first and there is a note or a letter involved. We are not going to tell you what your association’s covenants say; every association writes and enforces its own rules, we have not read yours, and any contractor who claims to know them is guessing. When to schedule in Ashburn

Can you do the roof while you are here?
Not with a pressure washer. GAF, CertainTeed and Owens Corning all advise against power washing asphalt shingles. A stained roof is a separate low-pressure job with its own method, and we would rather book roof cleaning properly than tack it onto a driveway visit.

How long will the driveway stay clean?
In a climate with rain on roughly a third of the days in the year, growth returns. That is true of every method and every company in this trade. It is why the work belongs on a cycle, and a surface kept on one takes far less effort each time than a surface left for a decade.

Could I just rent a machine and do it myself?
For a driveway or a patio, with patience, yes. Two honest cautions. Overlap discipline is what separates a clean slab from a permanently striped one, and rental machines make it easy to hold too much pressure in one spot. And siding is where do-it-yourself washing usually causes the damage, because the pressure that finally shifts the growth is past what the surface tolerates.
