Roofs in the Association’s documents

Under the Building Site Maintenance Regulation of the Rancho Santa Fe Association, “roofs” are listed among the exterior items an owner is responsible for. The Association’s Exterior Materials chapter says “Two-piece clay tile roofs are an important characteristic of the Rancho Santa Fe community.” It names exclusions, “standing-seam and or sheet applied metal roofing” and “slate tile and asphalt/composition shingles or sheet materials.”

The Protective Covenant says “Roofs shall be of tile, shingles or shakes of a color and type approved by the Art Jury.” The Association’s Regulatory Code treats “Any new roof, change in an existing roof, addition to a roofed area, or change in roofing materials” as Major Construction. These passages are design and permit rules for new or changed roofs, written by the Association for its own community. They do not mention cleaning a roof.

The school campus and La Gracia

The Rancho Santa Fe School District gives its address as 5927 La Granada, and the Association says its campus “is located adjacent to the Village.” The Association also names the “R. Roger Rowe School for elementary and middle school students”. La Granada is among the roads the Covenant text lists as bounding a Covenant tract. The Rancho Santa Fe Senior Center is at 16780 La Gracia.
