What Oregon State says about roof moss
A roof-moss article from OSU Extension, dated February 2023 with a 2025 review, begins by saying moss on roofs is “inevitable” in the moist Pacific Northwest. It says the moss itself does not directly damage roof materials, but that it “traps soil and debris,” which keeps wood roofs wet for longer. The article adds that moss also takes hold on asphalt and metal roofs, where, in OSU’s words, it “can lift shingles” and let water in to “damage underlying layers.” That is regional guidance, not a statement about Clackamas roofs in particular, and the article names no company.

Trade group and manufacturer guidance on cleaning shingles
The Asphalt Roofing Manufacturers Association (ARMA) warns against ever using a pressure washer on an asphalt shingle roof. Each of GAF, CertainTeed and Owens Corning likewise advises against power washing asphalt shingles. For anyone attempting to clean shingles, ARMA encourages the use of professionals, since the cleaning process may make a roof slippery. ARMA recommends that walking, climbing or working on a roof be done only by trained professionals. ARMA also says that discoloration may recur.
Roofing in the County’s historic-landmark section
Clackamas County’s Zoning and Development Ordinance deals with designated historic landmarks, districts and corridors in its section 707. The section’s list of normal maintenance includes “Repair and/or replacement of roofing materials with the same kind of roof materials existing;”. The County’s Planning page says approximately 300 buildings and structures in the unincorporated areas have been designated Clackamas County Historic Landmarks. This rule covers designated properties only, and the County is the one to say whether a given property is designated.
Precipitation at one station, and the housing in the Clackamas ZIP code
Annual precipitation in NOAA’s 1991-2020 normals is 44.81 inches at its Oregon City station. That is not a Clackamas station, and the figure does not tell you how quickly moss spreads on a roof.
The Census Bureau tabulated a Clackamas CDP in 2000 but lists none in its recent place files. The Census Bureau does publish 2024 five-year estimates for the ZIP code tabulation area 97015, which count 9,578 housing units. Of those, 4,875 are detached one-unit homes (50.9 percent), 2,842 are in buildings of five or more units (29.7 percent) and 1,233 are mobile homes (12.9 percent). That is a ZIP-area count of housing types. It says nothing about any roof.
