Before and after window cleaning by Clearly Amazing

Clearly Amazing cleans windows for homes and businesses in Clackamas, Oregon — the unincorporated community east of I-205, not the county of the same name. Glass inside and out, with frames, sills, tracks and screens included. We work from an office on SW 74th Avenue in Tigard and cover the metro. The thing we notice most on glass here is road film. This is a small area with a lot of traffic moving through it.

Street-facing glass gets dirty first here

Clackamas is about 2.18 square miles, and four highways run through or alongside it: I-205 down the western side, plus OR-212, OR-213 and OR-224. Add the MAX Green Line, TriMet bus routes, and the Clackamas Town Center pulling shoppers in from a wide stretch of the county, and you get a residential area where very few houses are more than a few streets from something busy.

That shows up on glass in a specific way. Road film is not the same thing as dust. It is fine, oily grit — brake and tire particles, exhaust residue, pavement dust lifted by traffic — and it sticks. It also arrives directionally, which is why the pattern is so consistent: the elevation facing the road is noticeably worse than the back of the house, on the same day, in the same weather.

Then the seasons make it visible. Through the dry summer months almost nothing washes it off, so it accumulates evenly and most people stop noticing. When the wet season arrives around the middle of October, the first rains do not rinse it away. They mobilize it, running the accumulated film down the pane in streaks and drying it into a tidemark around the edges of the glass and along the sill. That is the point at which windows that seemed fine in September suddenly look bad without anyone having touched them.

If the front of your house looks neglected while the back looks fine, that is usually not sun exposure and it is not the quality of the glass. It is what the front elevation is facing.

If you run a storefront near the Town Center

Clackamas is not a purely residential suburb, which sets it apart from a lot of the metro. The Clackamas Town Center is a regional retail anchor. Kaiser Permanente’s Sunnyside hospital campus is here. Camp Withycombe is here. Around all of that sit strip retail, offices and light industrial along the OR-212 and OR-224 corridors, much of it with a lot of glass at street level and a lot of traffic passing it.

Commercial glass is a different job, mostly because of the standard it is held to. A house is clean when the owner is happy. A storefront is clean when someone walking up to the door does not form an opinion about the business before they get inside. That bar is crossed more often, so most of our commercial work here runs on a schedule rather than one visit at a time — monthly or quarterly for most frontages, more often for entrances taking heavy foot traffic.

The entry door is almost always the part that matters. Handles, push plates and the lower third of the glass show it first, and on a busy entrance they can look poor within days of a full clean. We would rather come more often and do the doors than pretend a quarterly visit holds a busy entrance.

One honest limit: we work ground-accessible and lift-accessible frontages, which covers storefront and low-rise. High-rise rope access is a specialist trade and not one we are in.

What the job involves

Inspect

Exterior and interior glass on every pane in scope. On the street-facing elevations that means a bonded film rather than loose dust, which takes solution and dwell time rather than a fast pass with a squeegee and water. Rushing it is what leaves the faint haze people notice an hour later when the light changes.

Clean

Frames and sills wiped down, tracks cleared, screens removed, cleaned and refitted. Tracks matter more in this climate than in a dry one: grit sitting in a track holds water against the frame for the whole length of a wet season running roughly from mid-October to early May, and on wooden frames that is where rot starts.

Detail

We tell you what cleaning will not fix. The most common is a failed double-glazing seal, where the haze sits between the panes and no amount of work on either surface touches it. You should know that before you pay for a clean rather than after.

Areas we cover in Clackamas

Because Clackamas is unincorporated, there is no city government and no official list of neighborhoods. The names in everyday and real-estate use are Rock Creek, West Mount Scott, Carver, Southgate, Sunnyside and Creekside. None of them has a published boundary, so we work from the street address rather than the area name.

We also cover the communities on every side — Happy Valley, Milwaukie, Oatfield, Johnson City, Damascus, Boring, Gladstone and Oregon City — and the commercial frontages around the Clackamas Town Center district and along the OR-212 and OR-224 corridors.

When to schedule in Clackamas

Late September is the most useful single slot for a house here. It puts clean glass, clean frames and clean sills in front of the wet season, so the winter rain is running over something clean instead of picking up a summer’s worth of road film and dragging it down the pane. Given how much of what lands on Clackamas glass arrives off the road rather than out of the sky, that timing does more here than it would on a quiet cul-de-sac somewhere else.

Late May or early June is the second. The rain has finished, the tree pollen has dropped, and you get the clearest glass of the year going into summer, which is when people are outside looking through it.

Twice a year suits most houses on a busy street. Once a year, take the September slot. Any other month is a perfectly good time to book — people call in midwinter because they are hosting, because a house is going on the market, or because they have simply looked at the front windows one too many times — and midwinter glass cleans up exactly as well as any other.

Commercial frontages are a separate calculation. There the interval is not about seasons at all, it is about how often the entrance stops looking the way you want it to look.

Questions Clackamas customers ask

How long will they stay clean on a busy street?

Less time than on a quiet one, and we will not pretend otherwise. Through the dry months you get a good stretch before the film is visible again. Through the wet season it depends mostly on what is above the window — clean gutters and soffits, and rain stays fairly neutral; dirty ones, and every storm redeposits.

Do you do screens and tracks, or just the glass?

Both, included in a standard residential clean. Screens come out, get cleaned and go back. Tracks get cleared. In this climate that is not an add-on, it is part of keeping water off the frame.

Do you clean storefronts here, and how often should we book?

Yes. Monthly or quarterly covers most frontages; a busy entrance often wants more than that. The honest test is to stand where a customer stands and look at the door. If it bothers you there, it is bothering them too.

Will you clean in the rain?

Light rain, yes. It makes very little difference to the finished result, and in this part of Oregon a no-rain policy between October and May would mean not working for seven months. Heavy rain or high wind, no — that is a safety call, not a quality one.
