Moss on your roof, according to Oregon State University

Oregon State University Extension, writing about the region as a whole, says that in the moist Pacific Northwest, moss on roofs is inevitable, and that once it clings to shingles it can cause damage leading to costly repairs or replacement.

OSU explains that the moss itself doesn’t directly harm roofing; it traps soil and debris and holds moisture, which keeps a wood roof wet for longer. On asphalt and metal roofs, moss attaches and can raise shingles, letting water get into the layers underneath.

The same article points out that moss depends on shade, and its long-term advice is to trim nearby trees so more sunlight reaches the roof.

How much sun reaches your roof

Portland Parks & Recreation’s Urban Forestry division puts the city’s tree canopy at 32.4% of its land area, a figure that held steady from 2020 to 2025. That’s down slightly from a high of 33.4% in 2015.

A citywide number can’t tell you how much shade your own roof sits under. One slope of a roof can get full afternoon sun while the other barely sees it, and a single tree beside the house can matter more than the canopy of the whole neighborhood. Standing in the yard and looking up is the better guide.

Inspect

On a roof where moss has been left to grow thick without maintenance, the crew brushes it lightly to get the debris off, so the surface underneath can be treated.

Clean

Moss, lichen and algae get a low-pressure application of cleaning solution, not a blast from a pressure washer.

Detail

We can clear the gutters after the roof cleaning, and whatever comes out is bagged and disposed of. If the crew notices a problem while they’re up there, such as a cracked or lifted shingle, they take photos and pass them along to you.

We soak the surrounding plants. On every roof, we manage the runoff path.

When to book Portland roof cleaning

Summer is the ideal window. In NOAA’s 1991–2020 normals for Portland International Airport, July is the driest month at 0.51 inches of precipitation, and July and August together add up to about an inch. A dry roof is the easiest one to work on.

Any month is a fine time to call if something prompts it: moss you can see from the street, shingle edges that moss has started to raise, or a house you’re about to put on the market. There’s no reason to wait for summer if the roof is bothering you now.

Treat roof cleaning as ongoing roof maintenance and plan on it every few years, depending on shade.

Questions about your roof

Is roof powerwashing safe?
ARMA’s guidance for asphalt shingles: skip the pressure washer. It also encourages using professionals to clean shingles, because the process can make a roof slippery, and says roof work itself should be left to trained professionals. The shingle manufacturers GAF, CertainTeed and Owens Corning recommend against power washing, too. An OSU Extension answer to a homeowner’s question about composite shingles warns against any high-pressure device because it can strip away part of the gravel layer manufacturers put on the surface. OSU’s roof-moss article is less absolute: it says experienced users may pressure-wash but that improper technique can damage shingles.

What is soft wash roof cleaning?
It’s the usual name for cleaning a roof with a low-pressure solution instead of a high-pressure stream. That’s how we clean roofs in Portland.

Can you clean the gutters too?
Yes. We can clear the gutters after a roof cleaning; the debris is bagged and disposed of.
