Before and after soft washing on house siding in Northern VirginiaWashington DC Sterling Northern Virginia Soft Washing

Unwelcome mold, algae, moss and lichen can grow on your home’s exterior, and when left unaddressed, lead to stained surfaces, deterioration, and damage to underlying materials … not to mention costly remediation, repair and possible replacement. While pressure washing is appropriate for certain outdoor cleaning, it can cause more harm than good to some exterior surfaces – stripping paint, blasting window seals, pushing water behind your siding or into your attic, and even voiding your roof’s warranty.

This is why the professionally trained and fully insured technicians at Clearly Amazing utilize a unique soft wash method specifically designed to be gentle, safe and highly effective. Our process uses low pressure and eco-friendly products to …

  • Clean and sanitize: Roofs, siding, decks, fencing, gutters, awnings, pergolas, outdoor furniture, kids’ playsets, and more
  • Create a healthy living environment: By destroying allergens and irritants
  • Deliver a longer-lasting clean: By killing the actual plant spores for a clean that lasts 2-3 times longer than other methods
  • Preserve your investment: Extending the life of your greatest asset
  • Improve curb appeal: With a brilliantly clean exterior

What soft washing is, and why your siding needs it rather than pressure

Pressure washing cleans by force. Soft washing cleans by chemistry — a low-pressure application that kills the organism causing the staining, then rinses it away.

That distinction matters more in Northern Virginia than in drier regions, because most of what discolours a house here is alive:

  • Gloeocapsa magma — the algae behind the black streaking on north-facing
  • Green algae and mildew on shaded elevations, especially under the tree
  • Lichen and moss in the mortar lines of brick and stone, which pressure

Soft washing removes the organism. Done properly, results hold for years rather than months.

Why Loudoun County is hard on siding

Northern Virginia sits in a humid subtropical band, and the combination that drives biological growth here is specific:

  • Summer humidity that doesn’t break. Extended periods above 70% relative
  • Heavy tree canopy. Much of the residential development through Sterling,
  • Spring pollen load. The oak and pine pollen that coats everything here
  • Clay soil and construction dust. Loudoun’s red clay stains lower

The practical result: a house here that’s never been soft washed usually shows visible streaking on its north and east elevations within five to seven years.

What we soft wash

Vinyl, aluminium and fibre-cement siding. Stucco and EIFS. Brick and stone. Roof shingles — soft washing is the only method that removes roof algae without displacing granules, which is what pressure washing a roof does and why it shortens shingle life.

We also handle fencing, decks, patios and screened porches, and commercial building exteriors on a scheduled basis for property managers across Loudoun and Fairfax.

We match method to surface. Some surfaces genuinely want pressure — concrete driveways, walkways, and some hardscaping. Some must never see it. Part of the on-site estimate is telling you which parts of your property need which, rather than treating the whole job one way.

Plants, pets and runoff

The reasonable question about any chemical cleaning method is what happens to everything around the house.

We pre-wet and post-rinse surrounding vegetation, which dilutes runoff below the concentration that damages plantings. Established landscaping is generally fine. We’ll ask you to keep pets indoors during application and until surfaces have dried, and we’ll tell you if anything on your property — koi ponds, newly planted beds, vegetable gardens — needs covering or a different approach.

Areas we cover

Sterling, Ashburn, Leesburg, Herndon, Reston, Broadlands, South Riding, Chantilly, Great Falls and Purcellville, across Loudoun and Fairfax counties, and into the Washington DC metro.

Herndon queries already, so those are safe; confirm the rest.

Questions Northern Virginia customers ask

How long will it last? Soft washing kills the organism rather than just removing the stain, so results typically hold for years — where pressure washing the same surface often shows regrowth within a season. Shade, tree cover and how long growth was established beforehand all affect it.

Is it safe for my siding? Yes, and it’s considerably safer than pressure. High pressure forces water behind vinyl siding and into wall cavities, strips mortar from brick, and removes granules from shingles. Soft washing applies at roughly garden-hose pressure.

Can you do my roof? Yes. Roof algae — the black streaking — is the single most common thing we’re called about here, and soft washing is the method the shingle manufacturers themselves specify. Pressure washing a shingle roof will void most roofing warranties.

When’s the best time? Spring through autumn, once temperatures are reliably above freezing. Late spring after the pollen drop is ideal, though we work year-round when conditions allow.
