What those black streaks actually are

The dark vertical staining running down north-facing roof slopes across Fairfax is not dirt, soot, or road grime. It is Gloeocapsa magma — a cyanobacterium, despite being universally called an algae. It establishes on the roof surface, spreads downslope as rain carries it, and holds moisture against the shingle.

Fairfax provides close to ideal conditions. The climate here is humid subtropical, relative humidity runs somewhere around 71 to 77 percent through the year, and annual rainfall sits near 43 inches based on the NOAA normals for nearby Dulles. Warm, humid summers with regular rain are exactly what this organism wants, and the mid-Atlantic is consistently characterized industry-wide as one of the higher-pressure regions in the country for it.

It is worth being straight about consequence, because a lot of the marketing in this trade is not. The roofing industry generally treats algae staining as a discoloration issue rather than a structural one. What it clearly does is look bad, and it holds moisture on a surface designed to shed it. What nobody can honestly put a number on is how many years it takes off a roof — if someone quotes you a figure for that, they made it up.

Why the older Fairfax homes get it worse

Between 57 and 59 percent of housing in the City of Fairfax was built from 1940 to 1969. That is a lot of roofs on their second or third covering, and the era matters.

The mid-century subdivisions have the roof geometry that suits algae best. Country Club Hills, mostly 1950s, runs to compact single-story homes with low-pitched roofs and broad shallow slopes — wide north-facing planes that shed slowly. Mosby Woods, built 1960 to 1966, is brick split-levels, colonials, and ramblers, and split-levels in particular create roof sections that shade each other. Green Acres, from the late 1950s, sits on larger lots with mature trees, and canopy shade over a roof is the single strongest predictor of growth.

Around Old Town Fairfax and the historic district, some of the pre-1940 housing carries slate rather than asphalt. Slate is a genuinely different material with different handling requirements, and it is worth saying at the estimate rather than discovering on the day.

Farrcroft, built 1999 to 2003, is the newer end — and its mandatory HOA runs a strict set of covenants on exterior appearance, which is often what prompts the call in the first place.

Inspect

We walk the roof and flag anything that is not a cleaning issue — lifted shingles, failed flashing, exposed nail heads, granule loss — before any solution is applied.

Surrounding planting is soaked to protect it. The solution is applied at low pressure and given time to work. The chemistry does the job, not the pressure.

How we clean it

The Asphalt Roofing Manufacturers Association publishes guidance on this, and it is worth quoting accurately because a lot of contractors do not. ARMA recommends a low-pressure application of a bleach-and-water solution, a dwell period of roughly 15 to 20 minutes, then a thorough rinse at low pressure. It warns explicitly never to use a power washer on an asphalt shingle roof, because that removes granules and can lead to premature failure. And it recommends that only trained professionals do this work.

Two honest caveats ARMA itself makes. The effect is temporary and the staining is likely to recur. And on the warranty question — GAF, CertainTeed and Owens Corning all advise against power washing shingles, but none of them “voids” a warranty over roof cleaning, and Owens Corning’s own exclusions cover cleaning solutions as well as power washing. Anyone telling you their method protects your warranty is overstating it.

Our process: inspect and flag anything structural first, soak the landscaping, apply at roughly garden-hose pressure, let the chemistry work, rinse gently, then clear the killed material out of the gutters so it does not block the system.

A note on naming, because it causes real confusion: the City of Fairfax is an independent city under Virginia law — about 6.3 square miles, with its own council and police, legally separate from the Fairfax County that surrounds it. When to schedule

Spring or autumn works best here. Mild temperatures give the solution proper dwell time without flashing off, and you avoid working a roof in the July and August heat, which is a safety issue for the crew and hard on the surrounding planting.

In a climate this humid, roof cleaning is ongoing maintenance rather than a one-off — the same category as gutters and HVAC servicing. Most Fairfax homeowners keep theirs on a regular cycle of every few years, more often under heavy canopy, which stops growth from ever getting a real hold. If you can already see distinct dark streaking from the curb, it has been established a year or more, and that is worth addressing.

Questions Fairfax customers ask

Will this take the streaks off completely?
Usually, on asphalt shingle, in one treatment. Heavier established growth sometimes needs a second pass. What it will not do is change the color of shingles that have simply aged and lost granules — that is wear, not growth, and cleaning does not reverse it.

How long until it comes back?
ARMA is explicit that the effect of any roof cleaning is temporary and that growth returns — that is true of every method and every company, and we would rather say so than pretend otherwise. What that means in practice is that this belongs on a maintenance cycle. Every few years in this climate, more often under dense tree cover, keeps the roof from ever getting back to where it started.

Is my landscaping safe?
Beds are thoroughly soaked to protect them, which dilutes any runoff well below the level that damages established plants. On lots with delicate specimen planting directly under the eaves, tell us at the estimate and we will cover rather than just soak.

What about my slate roof near Old Town?
Different material, different job. Slate does not have granules to lose but it is brittle underfoot and the fixings are the failure point. Tell us it is slate when you call so we send the right approach.

My HOA sent me a letter. How fast can you come?
Common around Farrcroft in particular. Tell us at the estimate — we can usually prioritize, and we can give you something in writing showing the work is scheduled if that helps with the deadline.

Should I be doing this myself?
On a low, walkable roof, careful low-pressure application is achievable. Weigh two things: the U.S. Consumer Product Safety Commission estimates more than 164,000 emergency-room-treated ladder injuries a year, and runoff control on a planted lot is genuinely most of the work. ARMA’s own position is that this should be left to trained professionals.
