Pressure washing Lansdowne VA: whose surface is it?

Lansdowne has several layers of associations. The Lansdowne Conservancy’s FAQ traces the development to the 1970s, when Xerox created the training center that is now the National Conference Center, and says Xerox rezoned the whole 2,267 acres as a “Corporate Center.” The same FAQ describes the Conservancy as made up of all the property owners and sub-associations: six Lansdowne Woods condominium associations, Cadence HOA, Vistas HOA and two large residential developments, Lansdowne on the Potomac and Lansdowne Village Green (the FAQ’s spelling), along with the resort, Inova Loudoun Hospital, the conference center, a shopping center, an apartment community and office buildings.

That FAQ says each sub-association’s architectural covenants are “enforced by the individual SubAssociations,” and that the Conservancy has the right and obligation to enforce them if a sub-association fails to act.

Which association covers your house

Lansdowne on the Potomac. Its website says it consists of 2,155 homes. The Conservancy’s board minutes record approval of design guideline amendments for this association and for Lansdowne Village Greens on March 12, 2025, and a ratification of the Village Greens guidelines on March 20, 2026 (the file is labeled draft minutes). We could not find the guideline text on a public page, so this page does not say what it covers about washing a driveway or a deck.

Lansdowne Village Greens. It keeps a Design Review Application in its public documents folder. The form says the covenants require owners to submit “all proposed exterior additions, changes or alterations” to the Covenants Committee, and it does not mention cleaning. We won’t guess whether a wash counts. The file name of the copy in that folder carries the date 11062020, and the guidelines were amended in March 2025.

Lansdowne Woods of Virginia. It describes itself as a private, gated 55+ condominium community. Its own site says each building has a homeowners association of its own, with the condominium associations managing their buildings’ operations and maintenance. It counts eight residential buildings, each with its own association, while the Conservancy’s FAQ counts six condominium associations. The Census Bureau’s geocoder puts Lansdowne Woods’ listed address, which carries a Leesburg mailing city, inside Lansdowne, the Census-designated place.

What a 1992 Corporate Center document says about drives and upkeep

The Conservancy posts a document titled Lansdowne Design Guidelines for the Corporate Center, and its July 1, 1992 edition calls for all drives and parking areas to be paved with bituminous concrete or an approved equivalent, and for a continuous concrete curb around parking and roadway areas, with an exception for specimen trees or plantings. The same document says each owner, lessee or occupant of a lot is to keep its premises in a “safe, clean, neat, and sanitary condition” and says access drives, parking lots and curbs are to be kept in good repair and “free of debris and litter.” It is a 1992 edition written for the Corporate Center, and we cannot say which lots it reaches today or how the current text reads.
