Arlington’s single-family roofs sit inland, off the corridors

Arlington is a majority apartment and condo county by unit count, and there is no point pretending otherwise. The Census Bureau’s 2024 American Community Survey counts 124,878 housing units, 61.9 percent of them in buildings of five units or more, concentrated where you would expect: the Rosslyn–Ballston corridor, Crystal City and Pentagon City, and Columbia Pike.

The other side of the same table is 29,662 detached houses — 23.8 percent — plus 11,218 attached townhouses at 9.0 percent. Roughly a third of the county, close to 41,000 homes, in the inland civic-association neighborhoods away from the Metro lines. That stock is largely mid-twentieth-century, the era that produced wide, shallow-pitched roof planes, split-levels whose sections shade each other, and deep eaves. Those roofs hold moisture longest, and they are most of what we clean here.

The county’s own rental reporting adds a distinction the Census table does not: of just under 67,000 apartment units, about 47,000 sit in elevator buildings and about 15,300 in garden-style walk-ups. Elevator buildings are rope-access work and not ours. Garden-style is often within reach of a ladder or a lift, so if you manage one, ask rather than assume.

What the tree canopy over your roof is doing

Arlington measured its tree canopy at 35.2 percent in 2023, up from 33.3 percent in 2018 and 31.7 percent in 2014, with the county working toward 40 percent. That is good for Arlington and a real thing for your roof: a growing canopy means more roof planes moving into shade every year, and shade is the strongest predictor of growth on a shingle. A house that stood in full sun when it was built in the 1950s may not now.

The species mix compounds it. A Virginia Tech street-tree assessment found willow oak, red maple, Japanese zelkova, pin oak and Callery pear to be Arlington’s most abundant street trees. That survey is over a decade old, so treat the mix as indicative, but oak and maple are unmistakably what stands over these streets. Both shed heavily through October and November and the oaks add acorns. Litter sitting in a valley or a gutter holds water against a surface built to shed it.

Terrain adds to it. Arlington sits at the Fall Line, so the inland neighborhoods roll and their streams run through forested valleys while the river corridors are flat, and a house tucked against a stream valley is often shadier and damper than one four streets away. Summers are hot and muggy on top of that, with about 42 inches of rain a year at Reagan National, spread through the year rather than one wet season. That is a climate description rather than an Arlington-specific algae study — we could not find one and will not invent a statistic to fill the gap. From the field: shaded slopes under oak go dark first, and go dark again first.

Inspect

Before anything is applied we walk the roof planes, note the covering and its condition, see where the shade falls, and flag anything that is a roofer’s job rather than ours. If a slope has lost granules to age rather than growth, we say so at the estimate, because cleaning does not bring that color back.

Clean

The Asphalt Roofing Manufacturers Association recommends a low-pressure bleach-and-water solution, a dwell period, then a thorough rinse at low pressure, and warns explicitly never to power wash an asphalt shingle roof, since that removes granules. Landscaping is soaked to protect it, which is more of the job than people expect under mature planting.

When to schedule in Arlington

Spring and fall are the strongest windows. Mild temperatures let the solution dwell properly rather than drying on the shingle. If you can pick only one slot, late fall after the oaks and maples have finished dropping is the efficient one, because the roof and the gutters get handled in the same visit.

Booking outside those windows is fine and we do it constantly. Winters here bring repeated freeze-thaw rather than a long hard freeze — January averages a low near 31 degrees — so working days are available through the cold months. People call in June because they are hosting, in January because the house is being listed, in August because they have had enough of looking at it.

Treat this as maintenance rather than a purchase with an expiry date. ARMA is clear that the effect is temporary and growth returns, which is true of every method and every contractor. Under a canopy measurably getting denser, that argues for a regular cycle of every few years, the same way you handle gutters or a furnace service.

Questions Arlington customers ask

Why is only the back of my roof black?
Because that slope stays shaded and damp. North-facing planes, and anything under an oak, dry slowest after rain, and growth establishes where moisture lingers. It is normal for one slope to be badly streaked while the sunny side looks almost clean. We treat the whole roof anyway, so the clean side does not become next year’s problem.

I live in a condo in Ballston. Can you do our building?
Almost certainly not, and we would rather say so now. Elevator and high-rise buildings need rope access, a separate specialist trade, and in a condo the exterior is the association’s to maintain in any case. Low-rise and garden-style buildings, reachable from the ground or a lift, are worth asking about.

Will this damage my shingles or affect my warranty?
Low-pressure cleaning done properly does not strip granules; a pressure washer does, which is why ARMA warns against one. On warranties, be careful with anyone who makes a promise either way. GAF, CertainTeed and Owens Corning all advise against power washing shingles, and what the paperwork actually does is exclude resulting damage — Owens Corning’s own exclusions cover the application of cleaning solutions as well. Read your own coverage rather than take a contractor’s word for what it says.

Can you clean the gutters at the same time?
Yes, and in Arlington it is the sensible pairing. Clearing the killed growth is part of the roof job regardless, and with oaks and maples over most of the county a full gutter service in the same visit saves a second trip. Say so when you call so we schedule the time.

Is it worth doing if the trees are just going to drop on it again?
That is the argument for a cycle, not against the work. Leaves come back every autumn and nobody suggests skipping the gutters for it. A roof kept on a rhythm never accumulates the heavy, established growth that takes two passes and looks bad from the street for years.
