Which Arlington windows we can actually reach
This is worth settling in the first minute rather than at the estimate. By the Census Bureau’s 2024 American Community Survey, 61.9 percent of Arlington’s 124,878 housing units sit in buildings of five units or more. If you live in one of the towers in Rosslyn, Ballston, Crystal City or Pentagon City, the exterior of your glass belongs to the building, and cleaning it means ropes or a stage. We do not do that work and we will say so on the phone rather than send someone to look.
What we do clean is the other third of the county: 29,662 detached houses and 11,218 townhouses, concentrated in the inland civic-association neighborhoods, plus garden-style and low-rise buildings and ground-floor commercial frontage anywhere.
On those houses the job is decided by how many openings there are and what each one is made of, not by square footage. Why your glass dulls in April and again in September
Arlington’s tree canopy reached 35.2 percent in 2023, up from 33.3 percent in 2018, and the county is aiming at 40 percent. A Virginia Tech street-tree assessment put willow oak, red maple, Japanese zelkova, pin oak and Callery pear among the most abundant street trees. Regional guidance from a DC-area allergy clinic describes tree pollen starting in late February, peaking from the middle to the end of April and running into late May or early June, with oak flowering from late March into early May as the biggest producer of the season. On a house under willow oaks that is a fine yellow film settling on glass daily for weeks, and rain redistributes it rather than removing it. The same source puts ragweed from mid-August through the first hard frost, peaking in early September — the second time of year the windows go dull two weeks after cleaning.
Neither is a reason not to clean. It is a reason to know what you are buying at each point in the year, and we will tell you where the pollen is when you call.
The tracks are the other seasonal factor. Rain at Reagan National runs about 42 inches a year, spread across the year, and Arlington winters bring repeated freeze-thaw rather than a long hard freeze, with January averaging a low near 31 degrees. Water sitting in a sill through that cycle is harder on old wooden frames than a single cold snap, which is why clearing the tracks is part of the job rather than an add-on.

When to schedule in Arlington
From about June onward is when a clean holds longest. Tree pollen has settled, ragweed has not started, and the glass stays looking the way it did on the day for the longest stretch of the year. If your priority is one cleaning that keeps its result, that is the slot to ask for.
October is the other strong window. Leaf and seed drop from the oaks and maples is largely behind you by late in the month, and going into winter with clean glass and clear tracks means the wet, freeze-thaw months run over something neutral rather than packed grit.
Plenty of Arlington customers book in spring anyway and we are glad of it — a house going on the market, family visiting, photographs, or simply wanting to look out at the trees coming into leaf through clear glass in April. Those are real reasons and the work is not wasted; a spring cleaning still takes the winter off the windows. It just sits in a busier season for the air, and you should know that going in.
Commercial frontage runs on a different rhythm. Street-level retail glass gets touched by hands and traffic spray daily, so it needs a shorter gap between visits rather than a harder clean.

Not the outside, no. That is rope or stage work and a different specialty. Your building almost certainly has a contractor for the exterior already, and the management office will know the schedule. Interior glass in a unit is sometimes possible depending on the building’s rules, so it is worth a call.
Why did my glass look dusty a week after you cleaned it in April?
Oak. It flowers from late March into early May and is the heaviest pollen producer of the local season, so under a mature willow oak a film settles daily for weeks no matter who cleaned the glass. If you want one cleaning that holds, ask for June or later; if you want it clean for something specific in April, we will do that gladly and tell you what to expect.
Do you take the screens out, and do you do storm windows?
Screens come out, get cleaned and go back, included. Storm windows we handle too — tell us at the estimate that the house has them, because they roughly double the surfaces per opening and we would rather quote that accurately.
There is a permanent cloudiness in one window that never comes off.
That is almost always a failed seal in a double-glazed unit: moisture has got between the panes, on a surface nobody can reach. Cleaning does not touch it and any company that says otherwise is selling you something. The fix is a replacement unit, from a glazier rather than from us.
Can you clean our storefront on a regular schedule?
Yes, and for ground-level retail that is the arrangement that actually works. Weekly, every two weeks or monthly, depending on the frontage and the foot traffic.
