Tigard windows get dirty two different ways
The Willamette Valley’s Mediterranean climate splits the year cleanly, and glass shows it.
From October through April the rain is close to constant — NOAA’s normals for Portland International Airport put over 80% of the year’s rain in those months. Rain on its own is fine. Rain running over a dirty frame, a weathered sill, or a mossy soffit is not: it picks up what it passes over and leaves it on the glass as it dries. That is the streaking and edge-staining that gets worse through winter even though nobody is touching the windows.
From June to September it barely rains at all — July averages roughly half an inch. Dust settles and stays, because nothing is washing it off. On the newer streets in River Terrace, where construction has been ongoing for a decade, that summer film picks up noticeably faster than it does on established lots.
So the two useful times to clean in Tigard are late spring, once the rain has finished and the pollen has dropped, and early autumn, before the wet season starts. Those are the two slots that give you the longest-lasting result. We clean year-round, and plenty of people book in midwinter simply because that is when they are hosting.

What we find on Tigard glass specifically
Conifer resin and needle stain. Douglas-fir and Western red cedar are both established in Tigard’s urban forest. Resin spotting near overhanging branches needs solvent rather than pressure, and needles caught in the track corners hold water against the frame.
Hard-water spotting from irrigation. Sprinkler heads that clip a ground-floor window through a dry Tigard summer will etch mineral deposits into the glass. Caught early it cleans off; left for several seasons it becomes permanent. If you have a zone hitting the house, that is worth moving regardless of who cleans the windows.
View glass on the hillside lots. Homes on Bull Mountain tend to have large fixed panes facing the valley, often on the downhill elevation where the ground drops away. Those are the panes people most want clean and the hardest to reach safely — a second-story window on the uphill side can be a two-and-a-half-story drop on the other.

What the service includes
A standard residential clean covers the exterior and interior of the glass, the frames and sills wiped down, the tracks cleared, and screens removed, cleaned, and refitted. We work off ladders and poles rather than walking roofs where we can.
We will tell you what we cannot fix. Failed double-glazing seals — the permanent haze between the panes — do not respond to cleaning, and neither does deep mineral etching. If that is what you have, cleaning the surface will not deliver what you are hoping for, and we would rather say so at the estimate.
Areas we cover in Tigard
Across the city and the surrounding Washington County area, including Bull Mountain, River Terrace, Metzger, Summerfield, and the Tigard Triangle.
We also handle commercial work around the Washington Square district and the office parks along the Triangle — storefront and low-rise, on a schedule rather than one-off. Ground-accessible and lift-accessible only; high-rise rope access is a specialist trade and not one we are in.
Summerfield is worth a mention. It is an established 55-plus community, and a good share of the work we do there is for people who are entirely capable of cleaning their own windows and have simply decided that ladders are no longer a sensible way to spend a Saturday. That is a good decision.
When to schedule
Late May or early June is the single best window. The wet season has finished, tree pollen has finished dropping, and you get the clearest glass of the year going into summer.
Late September is the second, and arguably the more practical one. Cleaning before the October rain means the winter’s rain runs over clean frames and clean sills instead of picking up a summer’s worth of dust and carrying it onto the glass.
Twice a year suits most Tigard homes. Once a year, take the September slot.
Questions Tigard customers ask
How long will they stay clean?
Through the dry season, months. Through the wet season it depends almost entirely on what is above the window — clean soffits and gutters, and rain stays fairly neutral. Dirty ones, and every storm redeposits.
Do you do screens and tracks?
Both, included. Tracks matter more here than in a dry climate: debris in the track holds water against the frame right through a seven-month wet season, and on wooden frames that is where rot starts.
Can you get the windows I cannot reach?
Usually. The awkward ones in Tigard are the downhill elevations on hillside lots, where a house that is two stories at the front is three at the back. We will look at access at the estimate and tell you plainly if something needs equipment we would rather not improvise.
Will you clean in the rain?
Light rain, yes — it makes very little difference to the result, and in Tigard a no-rain policy between October and May would mean not working. Heavy rain or high wind, no, on safety grounds.
Do you do gutters at the same time?
Yes, and it is worth combining. The access is the same, and given how much of what lands on Tigard glass arrives via an overflowing gutter, doing one without the other is half a job.
